Job Title: Lead Maintenance Technician
Department: Maintenance
Reports to: Maintenance Supervisor / Property Manager
Employment Type: Full-Time (40 hours per week)

Position Overview:

The Lead Maintenance Technician is responsible for overseeing the daily maintenance operations of the community, ensuring the property is well-maintained, safe, and functioning efficiently. This role assists the Maintenance Supervisor in supervising maintenance personnel and coordinating repair and upkeep activities while delivering superior resident service.

Key Responsibilities:

Financial:

  • Assist in achieving budgeted maintenance expenses.
  • Support the execution of the annual maintenance budget plan.
  • Monitor stock levels and advise the Maintenance Supervisor and/or Property Manager on necessary supplies and equipment purchases.

Facility Management:

  • Ensure the physical condition of the community, including resident units and common areas, is maintained to company standards.
  • Diagnose and resolve maintenance issues promptly, ensuring work orders are completed within the required timeframe.
  • Walk the community daily to identify and address necessary repairs.
  • Ensure five-day turnaround times on vacant unit preparations.
  • Assist in implementing and maintaining a preventive maintenance program.
  • Maintain knowledge of all utility shut-offs and emergency procedures.
  • Participate in the development and execution of property improvement plans.
  • Assume on-call emergency maintenance duties as scheduled.
  • Ensure the maintenance shop remains organized, stocked, and operational.

Resident Relations:

  • Provide exceptional customer service to residents by addressing maintenance concerns professionally and efficiently.
  • Follow up on completed work orders to ensure resident satisfaction.

Staff Leadership & Administration:

  • Lead by example, maintaining a professional image and attitude.
  • Assist in the supervision and training of maintenance team members.
  • Assign daily maintenance tasks and oversee work quality.
  • Communicate regularly with the Maintenance Supervisor and Property Manager regarding progress, challenges, and priorities.
  • Ensure compliance with Fair Housing, ADA, OSHA, and EPA regulations.
  • Attend company-provided training sessions to enhance skills and knowledge.
  • Perform additional duties as assigned.

Supervision:

  • Reports To: Maintenance Supervisor and/or Property Manager.
  • Supervises: May provide leadership to maintenance technicians, groundskeepers, and external contractors.

Qualifications & Skills:

Education & Experience:

  • High school diploma or equivalent required.
  • Vocational/Technical school or relevant certification preferred.
  • Minimum of 2-3 years of property maintenance experience.
  • Prior leadership experience in a maintenance setting preferred.

Technical & Specialized Skills:

  • Required Certifications:
  • HVAC Certification
  • CPO Certification
  • Proficiency in general property operations, including:
  • Electrical
  • Plumbing
  • Appliance repair
  • Safety protocols
  • Strong troubleshooting and problem-solving skills.
  • Ability to prioritize tasks and manage multiple projects efficiently.
  • Strong communication skills (verbal and written).
  • Professional appearance and demeanor.
