The Area Manager position will oversee FOUND Study properties in the tri-state area of New Jersey, New York, and Pennsylvania. The Operations Coordinator will work within the properties located in those areas.
Building management, operations, and financial management on-site at the properties are essential to the success of the team and will be the primary responsibility of this role. This role will also provide supervision of construction, renovation, and CapEx projects at various properties.
Position Summary
FOUND's goal is to provide an incomparable, safe, and rewarding living experience for its residents. This position will have direct oversight of the properties in its portfolio. The primary responsibility of this position will be to supervise the on-site staff at FOUND Study properties. This position will entail communicating with FOUND’s school and program partners as well as managing leasing as needed.
Essential Functions
- Supervise the Property Managers (or senior property staff equivalent) at FOUND Study properties located in New York, New Jersey, and Pennsylvania.
- Supervise Leasing Managers at respective properties and provide oversight of leasing processes.
- Ensure proper and ethical financial management of properties, including rent collection, delinquency management, invoice payment, and NOI management. Administer company credit card ensuring to follow company spending guidelines, with the ability to make purchases up to a specified limit.
- Independently inspect property and provide professional oversight of all property management activities on a regular basis, including but not limited to ensuring work orders are up to date, common areas are clean, proper trash removal and management, etc.
- Coordinate with school partners and partner programs regarding student incidents, needed follow-up, collaborative programming, and student updates.
- Serve as the corporate professional on-call as needed for the portfolio, which can include mental health crises, fire, police activity, etc.
- Become familiar with and then support, update, and maintain the student housing operations property management system (Yardi and StarRez).
- Oversee and execute renovation, construction, and CapEx projects.
- Organize, research, and gather required data as necessary to prepare materials, compile information, and complete other projects as required.
- Assist with the upkeep and professional supervision of FOUND Study locations as needed – including, but not limited to, conducting meetings with students, programming for students, staff training and communication, communication with partners, tours, etc.
- Other duties as assigned.
Required Qualifications
- Bachelor's degree in business administration, higher education, or a similar field.
- 3-5 years of professional experience working in student housing, property management, or a related field.
Additional Information
- FLSA Exempt
- Minimum Starting Salary: $75,000 annual salary
- Maximum Starting Salary: $95,000 annual salary
