What are the responsibilities and job description for the Real Estate / Land Lease Rep for Billboards position at Foundation Outdoor?
Key Responsibilities:
- Identify and secure new locations for billboard placements by negotiating lease agreements with property owners.
- Manage existing lease agreements, ensuring timely renewals and rent negotiations.
- Maintain strong relationships with landlords, municipalities, and government agencies.
- Research zoning laws, permit requirements, and land use regulations to ensure billboard placements comply with legal guidelines.
- Negotiate lease rates and terms that align with company objectives and market conditions.
- Work with legal teams to draft and review lease contracts and agreements.
- Collaborate with sales and operations teams to identify high-value billboard locations.
- Monitor industry trends and market developments to identify new opportunities.
- Assist in resolving lease disputes and site access issues.
- Conduct site visits to evaluate potential and existing billboard locations.
Education & Experience Requirements:
- High school diploma or equivalent (required).
- Bachelor’s degree in real estate, business, marketing, or a related field (preferred).
- 2 years of experience in real estate, lease negotiations, or property management (experience in OOH advertising real estate is a plus).
- Familiarity with zoning regulations and municipal permitting processes.
- Experience negotiating contracts and lease agreements.
Skills & Qualifications:
- Strong negotiation and relationship-building skills.
- Excellent verbal and written communication skills.
- Understanding of commercial real estate principles.
- Ability to analyze contracts, financials, and market trends.
- Proficiency in Microsoft Office Suite (Excel, Word, Outlook).
- Self-motivated and able to work independently.
- Comfortable working in a fast-paced, target-driven environment.
Physical Requirements:
- Ability to drive frequently to meet property owners, inspect billboard locations, and attend meetings.
- Ability to walk, stand, and occasionally climb to assess site conditions.
- Ability to work outdoors in varying weather conditions when conducting site visits.
- Ability to lift up to 25 pounds (for signage, site evaluations, or promotional materials).
Additional Requirements:
- Valid driver’s license and reliable transportation.
- Willingness to travel within the assigned territory for site visits and meetings
Job Type: Full-time
Pay: $65,000.00 - $75,000.00 per year
