Overview
We are seeking a dedicated and experienced Property Manager to oversee the daily operations of residential property management along with excellent people, managerial, supervisory, organizational and computer skills. Must be comfortable wearing multiple hats in a fast-paced environment. You are the face of the community and to the vendors! The qualified person will need a positive attitude and be capable of motivating staff and reaching set goals to maximize asset value, customer satisfaction and revenue.
Duties
- Manage all aspects of property operations, including leasing, maintenance, and resident relations.
- Develop and implement effective marketing strategies to attract new tenants, retain current residents and maximize occupancy.
- Conduct regular property inspections to ensure compliance with safety regulations and maintenance standards.
- Oversee property maintenance tasks and coordinate vendors for repairs and renovations.
- Maintain accurate records of resident interactions, lease agreements, and property expenses using property management software/ResMan.
- Ensure compliance with Fair Housing regulations and other legal requirements related to property management.
- Foster positive relationships with residents through exceptional customer service and effective communication.
- Handle resident inquiries, complaints, and disputes in a timely manner to ensure high levels of tenant satisfaction.
- Prepare reports on property performance metrics, occupancy rates, and maintenance issues for upper management.
- Accurate, detailed, continual follow-through required on all tasks.
- Operate in an organized manner concerning time and data management.
- Create and achieve monthly goals to improve your performance and increase your value to your team.
- Arrange and inspect maintenance tasks to meet standards of “excellence”.
- Prepare and execute quarterly marketing plan.
- Oversee personnel at the assigned property, and assist in performance reviews.
- Assist in developing annual budgets by forecasting requirements and analyzing variances, data and trends.
- Understand and communicate the “why” behind budget variances on a monthly basis.
- Implement capital projects by organizing resident communications, vendor communications and scheduling, assessing quality of work, and understanding the scope of the project.
- Sole staff member responsible for collecting income at the assigned property.
- Responsible for implementing risk management systems.
- All other duties as assigned.
Qualifications
- Proven work experience in property management and customer service.
- Ability to read, write and speak English and Spanish.
- Interpersonal savvy with strong oral and written skills.
- Maintain accurate records.
- Well organized with excellent time and data management skills
- In depth knowledge of all rules and regulations surrounding multi-family operations.
- Competency in Google Drive/Workspace/Docs/Gmail etc.
- Strong understanding of facilities management and property maintenance practices.
- Familiarity with customer relationship management systems to enhance tenant engagement.
- Ability to upsell available services or amenities to enhance resident satisfaction and retention.
- Property management software Resman experience preferred.
