Position Summary:
This position is responsible for maintenance of the facilities, buildings, grounds, and parking lots, including mechanical, water, heating, ventilation, and air condition systems (HVAC), ensuring our locations are neat, clean, inviting and safe for staff, volunteers, patients and visitors. These duties are either performed by self, other staff, volunteers, subcontractors, or vendors with approval from the leader. It is imperative that this exempt position exhibit Four Seasons’ Values through every interaction and utilize industry standard best practices for effective performance in this role.
Essential Duties & Responsibilities:
- Work to achieve performance goals, pursue progress toward my learning plan (MLP) and consistently demonstrate Four Seasons values and competencies
- Completion and/or oversite of facility repair, maintenance, inspections, and cleanliness of the floors, walls, bathrooms, outside grounds, building exterior, life safety equipment and other areas
- Collaboratively develop, coordinate and facilitate the preventative maintenance program for all agency facilities and equipment, playing an active role in facility repair and preventative maintenance needs, ensuring all life safety requirements are met
- Respond appropriately to emergencies or urgent issues as they arise and provide prompt response to all maintenance request needs
- Provide leadership, mentorship, and encouragement to members of the Facilities Team including technicians, volunteers, and vendors, assuring that the competency of team members are in alignment with tasks and responsibilities, while providing coaching, mentorship and training to ensure growth and development is obtained
- Be a part of a collaborative Facilities Team that ensures all locations are neat, clean, inviting and safe for all individuals
- Ensure that agreed-upon work by staff or contractors has been completed satisfactorily, including follow up needs for deficiencies or outstanding items
- Report any issues, irregularities, deficiencies, and/or unsafe conditions immediately to the VP of Technology & Administration
- Manage improvements on facility related renovations, expansions, and upgrades within budget parameters and timeline requirements, as directed
- Assess the competency of team members to ensure safe environments are
Knowledge, Skills & Abilities:
- Working knowledge of all construction trades (including but not limited to electrical, plumbing, HVAC, fire suppressions systems, interior finish work and carpentry)
- Working knowledge of life safety standards, work environment and fire prevention safety
- Ability to acquire, apply and share technical and administrative knowledge and skills associated with description of duties as assigned
- Knowledge of HIPAA privacy policies
- Read and understand electrical, oxygen/gas, water, HVAC controls
- Excellent organization skills, demonstrating excellent attention to detail and accuracy
- Excellent written, oral, and collaborative communication skills, consistently demonstrating the ability to speak effectively, listen to understand, express facts and ideas clearly and convincingly, demonstrating excellent interpersonal skills and superior customer service
- Basic skills in MS Office: Outlook, Word, Excel, etc.
- Ability to work independently with minimum supervision, working under pressure to meet deadlines
- Ability to anticipate, determine goals, identify relevant information, set priorities, plan, prioritize, and deadlines, while taking initiative and utilizing innovative techniques to achieve objectives and needs of the organization
- Ability to identify and recognize unsafe conditions or work practices
- Ability to make sound decisions and provide valid recommendations by using facts, experiences, common sense, risk assessment and analytical thought, in a collaborative way to ensure positive movement is achieved
- Ability to interact with various departments throughout the organization
- Ability to manage a team, be an active team player, positively collaborating with team members to achieve goals, and ensure efficient, timely and accurate completion of maintenance needs
Minimum Qualifications:
Education:
- High School Graduate or equivalent
- Courses related to facility maintenance or related experience
- Associate’s degree preferred
Experience:
- Minimum five years general maintenance experience
- Minimum five years maintenance and janitorial staff supervision
- Basic MS Office products
Licensures & Certifications: (if applicable)
- Valid driver’s license and proof of automobile insurance
- Licensed Tradesman Preferred
Summary of Physical Requirements:
- Prolonged periods of walking, standing, bending, reaching
- Flexion/extension of arms/wrist
- Twisting, crouching, crawling, squatting, stooping, kneeling, climbing (stairs/ladders/other)
- Pushing, pulling, lifting, carrying 50 lbs.
- Working in non-air conditioned, tight, spaces
- Hand dexterity to include gripping/grasping, pushing/pulling and writing
- Operating variety of equipment (ie; snow blower, lawnmower, various hand tools) and vehicles
Summary of Environmental Requirements:
- Indoor and outdoor environments
- Exposure to noise, dust, grease, smoke, fumes, solvents, gases and all types of temperature conditions
- Work and walk on various types of surfaces, including slippery or uneven surfaces
- Work at heights and in tight spaces

- Ensure set up and break down of meeting spaces as necessary while also ensuring the meeting spaces available are neat, clean and in good working order to meet the needs of the organization
- Ensure all buildings are stocked with necessary equipment, materials and supplies
- Understand services & responsibilities of staff and volunteers under their supervision
- Actively participate in Environment of Care Committee with focus on life safety issues and workplace safety
- Abide by all Four Seasons privacy, confidentiality and HIPAA policies
- Ensure buildings meet health and safety requirements
- Conduct and prepare for on-going audits, walk-throughs, and inspections
- Maintain accurate records (written and electronic)
- Perform detailed work using and promoting industry standard best practice and high-level accuracy
- Update skills through participation in seminars and continuing education opportunities
- Develop rapport with others, function as a team member and work independently with minimum supervision
