Position: Maintenance Manager
Position Overview: The Maintenance Manager contributes to the effective operations of
the library by overseeing the cleanliness, upkeep, and condition of the library’s building,
equipment, and grounds. The Maintenance Manager supervises building contractors,
vendors and Maintenance Technicians, coordinates cleaning and repair schedules, performs
both daily and periodical janitorial tasks and building repairs, and assists the Assistant
Director with projects and long-range planning. The Maintenance Manager reports to the
Assistant Director.
Duties & Responsibilities:
- Performs regular and routine inspection and preventative maintenance of the
Library’s building systems including elevator, generator, heating, air conditioning,
and fire protection, and promptly notifies the administration when major repairs or
maintenance work is needed
- Inspect and replace light bulbs, LED tubes, and ballasts throughout the building
property
- Performs minor carpentry, electrical, mechanical, and plumbing repairs
- Inventory cleaning and building supplies
- Performs year-round upkeep of the library grounds through the pickup of litter,
shoveling of snow as needed, salting of walks, and care of shrubbery and plantings
- Paint walls, doors, trim, etc. as needed
- Spot cleaning all surfaces
- Performs routine upkeep of library furnishings and arrangement
- Picks up and delivers supplies and materials to rooms
- Work with vendors and general contractors and provide access to their work
locations
- Review, select, train and evaluate Maintenance Technicians
- Create a janitorial and maintenance schedule for the department, including daily,
weekly, and periodic tasks. This should include ongoing cleaning and sanitization,
seasonal cleanup and garden maintenance not covered by external contractors and
building and furniture upkeep such as painting and making minor repairs
- Coordinates with staff on the meeting room reservation process to ensure the timely
notification, setup, and teardown of rooms and spaces for meetings and events for
both internal and external reservations
- Conduct inspections to identify maintenance needs and enforce safety protocols
- Coordinate snow removal as required
- Record preventative maintenance and service requests
- Contribute to the effective administration of the library as a member of the library’s
administrative team.
- Attend library administration, staff, and professional meetings and participate in
professional activities as needed
- Collaborate with the Assistant Director and the library’s administrative team to
prepare short and long-term goals related to Maintenance
- Prepare necessary reports and presentations for the Library Director and Board of
Trustees.
- Work with the Library Director and Assistant Director in the development and
implementation of library policies and procedures related to Maintenance;
participate in goal-setting and organizational planning including the development of
both short and long-range strategic plans and departmental goals; monitor budgets
and expenditures
- Work with the Assistant Director to create the Maintenance budget, provide timely
updates on the use of funds
- Participate in staff meetings to discuss and develop programming themes, special
event planning and participation, patron policies, expectations, issues and concerns,
library communication, and community involvement.
- Prepare a monthly report on Maintenance including monthly highlights and
statistics
- Work to make the library a welcoming environment for patrons, staff, vendors, and
external partners
- Provide friendly, courteous, and accurate service to all library patrons, staff,
vendors, and external partners
- Monitor the behavior and conduct of patrons in the library, and intervene as
necessary to ensure appropriate conduct
- Provide staff training to other departments as requested
- Participate in the development and implementation of new library services or
projects
- Perform other duties as assigned
Skills & Qualifications:
- High School diploma or equivalent preferred
- A minimum of three years of supervisory experience preferred
- A minimum of three years of janitorial or maintenance experience preferred
- Knowledge of safe working practices
- Frequently operate maintenance equipment such as, but not limited to, hand tools,
power tools, motors, pumps, compressors, blowers, electric and hand-powered
augers, user-moved aids, snow and ice removal equipment, ladders, landscaping
equipment, safety equipment, etc.
- Safely work with chemicals, paint, and general cleaning supplies
- Ability to communicate effectively with others, orally and in writing, including
through email
- Ability to establish and maintain effective working relationships with co-workers,
patrons, user groups, community organizations, and volunteer groups and to serve
the public courteously

Hours and Wage:
- Enrollment in Illinois Municipal Retirement Fund

- 37.5 hours per week
- $45,000 - $55,000 per annum DOQ
- Must be available to work an arrangement of days, nights & weekends
