The Director of NSPIRE/REAC Administrator will provide oversight of compliance with the requirements of the REAC-NSPIRE physical inspection programs on a company-wide basis. Oversight of physical inspection criteria based on other local or federal agencies' requirements may overlap and be included.

DUTIES AND RESPONSIBILITIES
- Provide a program to ensure FPI managed sites adhere to the physical inspection requirements of NSPIRE and related programs.
- General supervision NSPIRE department staff, including Coordinators and Portfolio Analysts.
- Report to the Vice President of Operations.
- Communicate directly with clients and various HUD officials, as requested by the VP of Operations.
- Develop Policies and Procedures for NSPIRE compliance.
- Develop and implement training programs.
- Host and attend daily conference calls with FPI staff and clients.
- Provide on-screen presentations during conference calls, reviewing inspection materials
- Maintain Google Spaces for each site, along with supporting trackers, and file folder storage of inspection documents, contracts, and proposals.
- Maintain current statistics of NSPIRE average scores by year and region.
- Maintain a current report of all inspection scores.
- Prepares action plans as needed to comply with HUD requirements due to sites with failed or low inspection scores.
- Ensure compliance with proof of corrections of repairs and uploads to the NSPIRE system.
- Work closely with the Construction Management Department to supplement the NSPIRE Department as needed.
- Perform the functions of the NSPIRE Coordinator as needed during periods of high volume activity or when there are open positions (see NSPIRE Coordinator Job Description for more information).

Qualifications
OUR IDEAL CANDIDATE
- Minimum of 5 years’ experience in a multi-site Maintenance Director role or equivalent experience as a residential inspector or in construction project management.
- Must have a minimum of 5 years’ experience in REAC/NSPIRE
- Is proficient with Site Audit Pro inspection software, Google Drive, Google Sheets, Google Meets, and internet browsing. Experience with REAC inspection software, such as InspectCheck is a plus!
- Is a dynamic leader with a minimum of 5 years’ supervisory experience, possessing the ability to positively influence, mentor and lead a large dispersed team.
- Has excellent people skills, with ability to not only effectively communicate with staff, but also at a high level with senior management, third parties and various government officials.
- Is highly motivated, organized, and has a very high level of attention to critical inspection details.
- Positive attitude and has a desire to provide quality customer service.
- Must have a flexible schedule and have the ability to travel including overnight stays, to any FPI managed community.
Minimum Requirements:
- High School diploma or equivalency certificate
- Industry certification or designation (CAMT, NAHMS, NAHMT), preferred.
- A valid driver’s license, ability to drive, and an insured, operable personal vehicle (proof of work coverage insurance required).
- Able to travel periodically on commercial airline flights.
- May be required to provide and maintain own tools.
- Proficient in speaking, reading, and writing in English.
- Is able to pass a full background check and drug screening.
- Required to physically walk site and stairs for a duration of up to 4 hours a day.
