PROJECT WORK LOCATIONS IN FORT MEYERS
Major union GC/HVAC contractor in NJ/NY seeking a qualified Project superintendent with solid 10 years’ experience overseeing mid to large scale commercial general construction projects. Experience with good general understanding of mechanical systems is a must. Immediate fulltime, onsite position in Fort Meyers, Florida
- The following job description is an outline of duties and responsibilities for the position:
Description - The Project Manager-Superintendent mitigates risk, i.e. injuries, charge backs, liquidated damages, and/or civil suits, et.
Review of Plans & Specifications - Must know and understand the project goals, means, and methods as set forth by the contract documents, drawings and specifications. In the event there are any conflicts within the plans, specifications and/or scope of the work initially bid by Framan Mechanical must initiate RFl/s that must be written to the Owner, Architect, Construction Manager. Must resolve and any all disputes by getting
change orders approved by owner by conducting all necessary communications and negotiations with the appropriate owner's/agency representatives.
Shop Drawings /As Built Drawings - Project Manager will ensure timely preparation of the required drawings by all trades and the submission of such drawings to the project owner and/or its representatives
Submittals - Collect/ Review/ Control and submit all submittals from all Vendors and Subs and Framan to the Architect and or other Owner designated agent on a very expedited basis so that all submittals are completed and approval is received from Owner/Engineer within 60 days from notice to proceede.
Coordination -After developing the plan and schedules the Project Manager must coordinate his plan an ongoing process as the construction schedule will change based upon site conditions, RFl's, weather,and other issues and whereby a recovery plan will be required. The schedules will be updated at least once a month in conjunction with the payment application submittal to owner. It is the Project Manager responsibility to make sure that Framan Mechanical is always represent at all meetings with Subs, Owner, Architect, Engineers, and to generate minutes of such meetings. Such meetings will include weekly coordination meetings with all trades.
Management-The Project Manager expected to communicate the means, methods and requirements of the work to the mechanical subcontractors, job foreman and/or field workers. A daily report/log of the manpower and other activities must be created and maintained. Daily Sign-in sheets are a requirement. It is ultimately the Project Manager's duty to determine how, where, and when events are to happen at the job site.
Change Orders - When discrepancies in the scope of work, plans, and or specifications arise, Change Orders must be developed and, negotiated by the Project Manager, then communicated to the Framan business office for invoicing. Project Manager must set and maintain appropriate logs for all change orders, to reflect in part origination dates, approval dates, approved amount; billed amounts, along with corresponding RFI number whenever applicable and other critical information including RFI issues date and date of RFI response.
Subcontractors - Subcontractors must be managed and supervised for means materials, methods and labor law compliance and prevailing wage act. The actions of the subcontractors ultimately reflect upon Framan and as such, deviations are chargeable to us.
Inspections - Upon completion of specific phases of work the inspections by the appropriate agencies must be completed. All necessary work by all trades must be fully completed in order to minimize punch list items at the end of the phase and or project. The goal is to have a short punch list for all projects.
Substantial/Final Completion - These are the milestones of the project in terms of both work and payment. At the time of substantial completion most of the work has been completed and the Owner/Agency will have, accordingly paid out most of the allotted funds. At this time the architect/CM/engineer will create a punch list of items requiring attention and completion. Final payment will not be issued if these items are not properly and timely addressed within the prescribed time by the owner/agency.
Close out - The Project Manager must ensure that all the necessary drawing and close out documentation required by the owner is gathered and submitted to owner on a timely basis by all trades in order to complete the close out submission to close the job and bill the balance of payment left in the SOV for close out and to bill the final Retainage amount.
