Maintenance Technician
Franciscan Sisters, Little Falls, Minnesota, invite you to join our maintenance team full-time, Monday – Friday, 7:30 a.m. – 4:00 p.m., occasional evenings and weekends as needed.
This role is to ensure that the facilities and equipment are maintained and/or repaired in an orderly and quality fashion to maintain a safe environment for those we serve. General maintenance and painting of areas as requested. Assists with moving furniture. Mowing lawn, snow removal from sidewalks and driveways around Motherhouse buildings whenever necessary. Become/maintain CPO certification and perform maintenance on pool system. Assists in grave preparation.
Requires a valid Minnesota drivers’ license with clean/acceptable driving record, passing State Department of Human Services background study and pre-employment screening including lifting 65 pounds.

JOB DESCRIPTION
TITLE: Maintenance Technician
DEPARTMENT: Environmental Services
SUPERVISOR: Environmental Services Manager
A. Description of Role
Responsible that FSLF buildings, properties, grounds, and equipment are maintained and/or repaired in an orderly and quality fashion. Responsible for a blend of the general maintenance and groundskeeping duties.
B. Major and Minor Tasks
1. Knows and demonstrates the Franciscan Values while performing all job functions. Demonstrates values with other staff, volunteers, clients, and visitors.
2. Upholds and fulfills the mission and philosophy of Franciscan Sisters of Little Falls in all areas of communications and public relations, whether written or spoken.
3. Regular attendance and punctuality are essential to the position. Various tasks are required to be completed at specific times.
4. Responsible for preventative and reparative maintenance of equipment and buildings for all the Motherhouse Campus buildings and off-campus FSLF owned properties as requested by using computerized maintenance management system for tracking work orders.
5. Assists with mowing lawn, snow removal from sidewalks and driveways around Motherhouse buildings as needed.
6. Assists with grave opening/closing functions at the grave site area such as hand digging, thawing, raking, and leveling.
7. Assists with heavy moving furniture such as desks, beds, filing cabinets, etc.
8. Assists with keeping general storage areas orderly along with being responsible for keeping order in the Barn and Hog Barn. Keeps maintenance workspace clean and orderly.
9. Responsible for quarterly check-ups of various air filters throughout the Campus.
10. Assists with seasonal decorations outside Motherhouse campus.
11. May assist with transporting Sisters to appointments using the handicapped van, assist with walkers, wheelchairs, and motorized scooters.
12. Assists with in-house painting jobs as requested.
13. Is a member of the Fire and Safety Committee and reports to the scene of the fire.
14. Maintains and inspects vacuum cleaners throughout the Campus.
15. In the absence of the Groundskeeper/Maintenance Technician, responsible to fulfill the grounds duty – care of trees, lawn, flowers, garden, etc.
16. Assists and practices methods, when possible, of sustainability of the land/grounds and building maintenance that fit with the Franciscan charism of caring for creation using methods that are gentle to the earth and surrounding wildlife.
17. Responsible for daily pickup and removal of Campus garbage.
18. Maintains and inspects electric and manual wheelchairs and motorized scooters monthly or as requested.
19. Become/maintain CPO certification and perform maintenance on pool system.
20. Assumes responsibility for enhancing personal and professional development. Attends training and in-service opportunities.
21. Performs other duties as assigned by supervisor.
B. Qualifications/Performance Requirements
1. Education and Training: High school diploma or equivalent required. Valid Minnesota Driver’s license required with clean/acceptable driving record. Prior experience operating engine driven equipment, general maintenance, and painting.
2. Knowledge and Skills: Effective communication and troubleshooting skills. Know how to do general repair work, paint information and how to operate small equipment. Having working knowledge of good body mechanics as physical labor is involved with job duties. H.V.A.C. knowledge/experience preferred but not required. Keeping noise and other disruptions to a minimum. Knowledge of and experience practicing sustainability in caring for the land/grounds and in building maintenance is preferred.

4. Worker Characteristics: Frequently prioritizes, schedules, and completes work using independent judgment.
5. Physical Demands: Stands, walks, climb ladders, pushes, and pulls equipment such as lawn mowers, riding tractors or other self-propelled equipment. Must be able to safely lift 65 pounds using good body mechanics.
6. Hazards and Risks: Works indoors and outdoors frequently performing tasks in inclement weather. Use safe working procedures and use respirators, hearing protection, safety data sheets and other safety equipment as needed.
7. Other Characteristics: Willingness to perform simple and manual tasks on a continuous basis, shows initiative and judgment.
