Project Manager – Development / Pre-Construction
Location : Irvine, CA
Compensation : $110,000 - $137,000 / year Bonus
Work Model : Ideally On-site, may be open to Hybrid (3 days on-site)

About the Position
The Project Manager – Development / Pre-Construction will play a critical role in the planning and execution of development and pre-construction projects. This role requires strong leadership, technical expertise, and strategic problem-solving skills to ensure projects are efficiently designed, approved, and set up for successful construction execution.
Key Responsibilities :
- Develop accurate project scopes and budgets with minimal oversight
- Manage the pre-construction process, ensuring projects stay on schedule and within budget
- Coordinate with internal & external stakeholders to navigate regulatory approvals and entitlement processes
- Lead meetings with jurisdictions, project stakeholders, and key decision-makers
- Identify and proactively mitigate risks in the pre-development and entitlement phases
- Manage and coordinate community outreach for controversial projects
- Understand the requirements of various project types, including land use planning, entitlement, and design criteria
- Possess strong technical knowledge, including CEQA compliance and technical study impacts
- Oversee change orders, contract amendments, and project escalations
- Maintain strong relationships with vendors, municipalities, and project teams
