The Plant Operations and Safety Technician is responsible for maintaining all aspects of the physical plant and safety within the community and physical property. The Plant Operations and Safety Department mission is to provide a safe, functional, sanitary, and comfortable environment for the residents, staff, and the public. This includes conducting preventive maintenance, routine servicing, as well as rounding, monitoring, and securing the property, both interior and exterior. The plant operations and safety technician will exemplify the hospitality promises in the actions displayed throughout working in the community. This role will also serve as the afterhours point of contact, by providing guest suite confirmation and check-in, vendor check in, and any other duties assigned.
Essential Job Duties
Moderate to heavy physical effort. Must be able to move, lift, carry, push, pull and place objects weighing 50 lbs independently and be able to assist with moving, lifting, carrying, pushing, pulling and placing objects weighing in excess of 75 lbs. May be exposed to very high and low temperatures while on patrol. Must be able to walk and stand up to 85% of the day. Must be able to stoop, reach, and bend frequently. Must be able to move at a speed that is required in order to respond to work situations (e. g., run, walk, jog). Read and visually verify information in a variety of formats (e. g., small print). Grasp, turn, and manipulate objects of varying size and weight, requiring fine motor skills and hand-eye coordination. Reach overhead and below the knees, including bending, twisting, pulling, and stooping. Move through narrow, confined, or elevated spaces. Move over sloping, uneven, or slippery surfaces and steps. Move up and down stairs and/or service ramps. Welcome and acknowledge all guests according to company standards

- High school education. Technical Schooling and/or background preferred. Ability to understand and follow instructions in English, communicate effectively, and perform simple arithmetic.
- One year security experience preferred.
- A valid First Aid/CPR and AED card required, or the ability to obtain within 90 days (about 3 months) of hire;
- A valid driver's license is required or the ability to obtain it within 90 days (about 3 months) of hire.
- Ability to work as a member of a team. Ability to work with minimal supervision. Ability to manage time effectively to complete assigned tasks or metered duties.

Essential Job Duties
- Performs scheduled rounds both inside and out of the building to maintain a secure environment for residents and their property.
- Responds to all fire alarms and apartment emergency calls.
- Shovels and keeps clear exit door walkways during and after snowstorms.
- Accomplishes all work in the order of priority set by supervisor.
- Performs light maintenance as time allows such as changing light bulbs, touch up painting, and similar assignments.
- Maintains all tools, equipment and supplies in proper condition.
- Attends in-service training and education sessions as assigned.
