Job Summary:
The Maintenance Technician will perform routine and preventive maintenance, as well as minor repairs, on company properties to ensure they are safe, functional, and well-maintained. This role requires a versatile skill set, including knowledge in carpentry, electrical, plumbing, and HVAC systems.
Key Responsibilities:
Property Maintenance:
- Conduct routine tasks, including painting, flooring repairs, and drywall patching.
- Inspect, troubleshoot, and repair electrical and plumbing systems.
- Perform property inspections to proactively identify maintenance needs.
Construction Assistance:
- Support make-ready processes and small construction projects.
- Maintain tools and materials needed for maintenance and repairs.
HVAC Systems:
- Perform basic HVAC maintenance, such as filter replacements and troubleshooting malfunctions.
Safety and Compliance:
- Adhere to safety guidelines and building codes in all maintenance and construction tasks.
- Participate in safety training and create a secure work environment.
Emergency Repairs:
- Respond to emergency repair requests, including after-hours calls as needed.
Record Keeping:
- Document all completed maintenance and repair tasks in AppFolio.
- Maintain an organized inventory of supplies and tools.
Qualifications:
- High school diploma or equivalent; vocational training is a plus.
- 2 years of experience in building maintenance or construction.
- Proficient in plumbing, electrical, HVAC, and carpentry.
- Ability to interpret safety regulations and maintenance guidelines.
- Problem-solving skills and keen attention to detail.
- Valid driver’s license and reliable transportation.
Physical Requirements:
- Ability to stand, walk, climb ladders, and lift up to 50 lbs.
- Comfortable working indoors and outdoors in various weather conditions.
Work Environment:
The Maintenance Technician will work in a variety of settings, including confined spaces and at heights.
