At Freestone, the Property Manager is responsible for overseeing the daily operations of a portfolio of scatter site multifamily properties. Compensation: $85,000 - $95,000 per year plus bonus and benefits
Key Responsibilities
Leadership and Team Management
- Manage a team of field service managers and building superintendents with an assigned operations portfolio.
- Lead by example, setting standards for professionalism, accountability, communication and collaboration.
- Mentor and inspire team members, fostering professional growth and high performance outcomes.
- Actively manage performance and morale, addressing challenges and celebrating achievements.
- Embrace a hands-on approach to problem-solving, demonstrating no task is beneath the role.
Property Operations
- Manage daily property operations to ensure compliance with regulations and company standards.
- Oversee repair and maintenance activities for timely and professional resolution of service requests.
- Coordinate with our centralized Unit Turnover team for efficient and complete unit turns, inspections, and move in / move outs.
- Manage preventative maintenance schedules and ensure your portfolio meets established safety and quality standards.
- Respond promptly to resident concerns and foster an environment of trust and satisfaction.
- Lead efforts to enhance resident engagement through innovative programs and communications.
- Support and lead special projects.
Financial Management
- Process, approve and reconcile vendor invoices, ensuring compliance with company policies.
- Review, management and approval of FSM and Super purchases and all projects on properties.
- Assist and support Asset Management team with property investor inspections.
Compliance and Risk Management
- Maintain compliance with Fair Housing, ADA, and other regulations governing NYC multifamily properties.
- Collaborate with our compliance team to proactively address violations or risks, ensuring timely resolution and adherence to policies and local, state, federal laws.
- Maintain accurate documentation and audit records to meet company and regulatory standards.
Software and Technology
- Maintain our Property Management Software to ensure systems are accurate at all times.
- Identify and implement process improvements to enhance efficiency and resident satisfaction.
- Provide actionable feedback to improve existing systems and contribute to technological innovation.
Leasing Support
- Work in collaboration with our centralized leasing team to facilitate all leasing activities.
- Monitor competitive market conditions and adjust practices accordingly.
Additional Responsibilities
- Support all Freestone operations as needs arise, adapting to evolving company priorities.
- Respond swiftly to emergency situations (24/7/365), managing expectations with residents, vendors, and internal teams.
- Coordinate with other departments to ensure smooth transitions during property acquisitions, renovations, or operational changes.
- Foster relationships with third-party vendors and contractors
- Assist in developing and implementing company-wide initiatives and programs
- Provide back-up support to other properties within the portfolio during staff absences or periods of high demand.
QUALIFICATIONS:
- 5 years of property management experience, NYC is highly preferred.
- Knowledgeable with navigating NYC regulations and compliance.
- Experience with Yardi required.
- Strong technical knowledge around building maintenance and construction preferred.
- Proven ability to lead and motivate teams, with a strong track record of operational success.
- Strong communication and relationship-building skills with investors, residents, and team members.
- Tech-savvy and adaptable to evolving tools and platforms.
- Extreme attention to detail and the ability to manage competing priorities in a fast-paced environment.
Salary : $85,000 - $95,000
