Job Title: Property Manager Full Time/Non-Exempt Reports To: Lodging Director
Job Summary
The Property Manager is responsible for the direct oversight of assigned residential vacation rental properties including maximizing owner and guest satisfaction by ensuring that homes meet all cleanliness and quality standards for guest readiness, maximizing owner income and acting as a Resort liaison for the owner. He or she must demonstrate excellent communication, follow-up and customer services skills. Position is full time, year around and includes weekends and holidays.
Duties and Responsibilities
- Conduct regular property inspections in person and take appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal including hard goods, soft goods, and overall furniture, fixtures, and appliances.
- Coordinate services including housekeeping, maintenance, annual preventive maintenance, property reviews, and owner follow-up.
- Collaborate with the maintenance and housekeeping teams to comply with the resort's standards in responding to and completing resident service requests based on occupancy and seasonality.
- Become knowledgeable of Fripp Island Resort standards and offer owners suggestions for upgrades and inspect potential new homes or upgrades for program quality standards.
- Communicate and cooperate with all levels of management and staff, vendors, and owners in a professional, courteous manner with a team-work attitude.
- Assist in managing the client/owner relationship by meeting with the owners, conducting property tours, providing updates and information about the property's performance, and responding to owner requests promptly, and taking appropriate action to resolve and address service issues.
- Actively listen and appropriately respond to owner's inquiries and complaints, always remaining composed and courteous showing genuine empathy and sincerity.
- Review accurately of invoices and owner billing and monitor owner reservations.
- Complete various accounting, financial, administrative, and other reports and performs other duties as assigned or as necessary
- Follow established policies and procedures by monitoring and ensuring compliance with organizational standards and operational processes
- Practice proper safety techniques in accordance with resort, property, and departmental policies, procedures, and standards.
- Identify areas for improvement and offer suggestions to improve efficiency, profitability, and productivity.
- Ability to communicate guest feedback and negotiate guest compensation in the event there is an issue with the home that the owner is ultimately responsible for.
- Keep abreast of current industry trends and standards by attending internal and external training programs and by accessing other sources of information and apply knowledge and practices to area(s) of responsibility.
Skills and Qualifications
- Hospitality management education or at least one year of property management experience recommended.
- Experience in resort-orientated property management or hospitality industry is recommended.
- Certificate program, College degree preferred, or Property Management License preferred.
- Organize, plan, and prioritize and multi-task with integrity and self-control.
- Professional and cooperative demeanor with effective conflict resolution and follow up skills.
- Strong aptitude in Microsoft Office programs, general computer uses, and app skills recommended.
- General understanding of simple maintenance, i.e., light bulbs and battery replacement.
- Ability to work a flexible schedule that may include evenings, weekends, and holidays.
- Days off during the summer will be during the week and weekends will be required.
- Solid understanding of systematic cleaning procedures.
- Able to effectively read, write and speak English.
- Reliable transportation and personal smart phone required.
- Valid driver’s license, criminal background check, and drug screening required.
Physical Requirements
- This position requires the ability to drive; sit and/or stand for prolonged periods of time without a break; to lift up to 40 lbs.
- Must be able to perform simple grasping, fine manipulation, and repetitive hand & arm movements, and squeezing & overhead reaching.
- Must be able to go up and down numerous steps, bend, push, stoop, lift objects, squat, crawl, kneel, push, pull, and walk on uneven surfaces.
- While primarily an indoor job, must be able to walk and drive outside in a variety of weather conditions (rain, wind, heat).
Must be willing and able to take a pre-employment drug screening, background check and motor vehicle background check.
Compensation
$20.00 per hour.
