Role Overview: The Commercial Project Manager will lead and oversee the successful execution of various commercial construction projects. The ideal candidate will manage all aspects of the project lifecycle, from pre-construction planning and budgeting to final closeout and client handover. This role will ensure adherence to legal standards, safety regulations, building codes, following standard project controls, and maintaining daily logs/records. The ideal candidate is an influential leader and commercial construction expert who communicates, innovates, and manages at a mature level. 


Key Responsibilities


Project Planning and Strategy Development

  • Develops and manages comprehensive project plans, teams and strategies.
  • Assist in creating detailed strategies for the project team.

Scheduling and Coordination

  • Develop and manage project timelines; effectively address any delays.
  • Coordinate various aspects of the construction process.
  • Ensure all tasks are correctly sequenced and aligned.

Progress and Budget Reporting

  • Provide regular updates on project status both internally and externally.
  • Report on budgetary issues and financial performance.
  • Communicate any challenges or changes in the project.

Timeline and Cost Estimation, Budgeting, and Contract Negotiation

  • Assist in preparing accurate cost estimates and project timelines.
  • Assist in developing and managing project budgets.
  • Assist in developing and maintaining project forecasts.
  • Negotiate contracts with suppliers, subcontractors, and other stakeholders.

On-site Management and Delay Resolution

  • Oversee day-to-day construction activities.
  • Identify and address potential delays promptly.
  • Implement solutions to keep the project on schedule.

Collaboration with Specialists and Officials for Permits and Licenses

  • Collaborate with specialists such as architects, engineers, and local government officials.
  • Ensure all work adheres to relevant laws and regulations.
  • Maintain compliance with current building codes and safety standards.
  • Implement compliance measures.

Record-Keeping and Documentation

  • Maintain daily logs of construction activities.
  • Keep accurate records of all project-related information.
  • Ensure proper documentation for legal and regulatory purposes.

Equipment and Material Procurement and Management

  • Source and procure necessary equipment and materials.
  • Manage inventory and ensure timely availability of resources.
  • Optimize the utilization of equipment and materials on-site.

Personnel Management, Including Hiring and Training

  • Hire and manage laborers and subcontractors.
  • Provide training and development opportunities for the workforce.
  • Oversee performance and address any personnel issues.

Safety Protocol Enforcement

  • Implement and enforce safety measures on the construction site.
  • Minimize risks and potential hazards.
  • Ensure proper use of protective gear and equipment by all personnel.


Qualifications and Skills

  • Bachelor’s degree in construction management, civil engineering, or a related field is preferred.
  • Minimum of 3-5 years of experience in construction, often in supervisory roles.
  • OSHA 30 Certification
  • Proficiency in construction project management
  • Commercial building codes and regulations knowledge
  • Knowledge of permitting processes and ability to manage approvals efficiently.
  • Blueprint reading and interpretation
  • Cost estimation and budgeting
  • Scheduling and planning
  • Quality control and safety management
  • Contract management
  • Computer skills (project management software, CAD, BIM)
  • Knowledge of risk assessment and mitigation
  • In-depth understanding of construction methods, materials, and industry standards
  • Excellent attention to detail and ability to work under pressure to meet deadlines
  • Superior organizational skills to manage multiple projects simultaneously
  • Exceptional communication skills, both written and verbal
  • Excellent coordination and negotiation skills for working with vendors and contractors.
  • Team player with the ability to work collaboratively across departments
  • Problem-solving aptitude to address estimation challenges and discrepancies
  • Strong documentation and process development skills to establish scalable and repeatable workflows.
  • Proactive, self-motivated individual willing to take initiative and adapt to changing priorities in a fast-paced environment.

Physical Requirements

  • Ability to read and interpret complex construction documents and blueprints.
  • Capability to conduct site visits, which may involve walking on uneven surfaces and climbing ladders.
  • Visual acuity to work with detailed documents and computer screens for extended periods.
