We are currently seeking a motivated, self sufficient, and detail-oriented Property Manager to join our dynamic team and contribute to our continued success.
About the Role
As an Property Manager, you will oversee property operations, maintain strong relationships with residents, owners, and vendors, and ensure properties under your care thrive. This is a critical role that requires organizational excellence, communication skills, and the ability to manage various responsibilities effectively.
Key Responsibilities
- Delinquency Management: Handle rent collections, manage delinquencies, and oversee evictions to maintain a low delinquency rate.
- Occupancy & Renewals: Ensure high occupancy rates by managing lease renewals and engaging with residents.
- Enforce Leasing Policies: Ensure residents comply with lease agreements and address any violations swiftly and professionally.
- Complaint Management: Handle resident complaints and concerns with a proactive and solution-focused approach to maintain satisfaction and positive relationships.
- Annual Property Inspections: Conduct yearly inspections of all properties to identify maintenance needs, ensure lease compliance, and maintain property value.
- Vendor & Project Coordination: Oversee unit turns and coordinate with vendors for services such as plumbing, HVAC, roofing, tuckpointing, landscaping, and tree removal.
- Fair Housing Compliance: Uphold all local, state, and federal fair housing laws, ensuring equitable treatment of all applicants and residents, including those using Section 8 housing vouchers or other government assistance programs.
- Section 8 Property Management: Collaborate with local housing authorities to manage Section 8 properties, ensuring compliance with regulations and prompt handling of inspections, paperwork, and tenant needs.
- Resident Relations: Build and maintain positive relationships with residents by fostering a sense of community.
- Owner Communication: Provide consistent updates to property owners regarding performance, concerns, and maintenance needs.
- Administrative Tasks: Maintain accurate and organized records of all property management activities.
Qualifications
- Previous experience in property management, leasing, or a related field.
- Familiarity with fair housing laws and Section 8 housing programs preferred.
- Strong organizational and project management skills.
- Excellent communication and interpersonal abilities.
- Ability to enforce policies while maintaining professionalism and respect.
- Valid driver’s license and reliable transportation.
- Must pass a background check (no felonies, no sex offenders).
- High School Diploma or equivalent.
