Job Summary
Objective
The Maintenance Technician will assist the Maintenance Supervisor in all aspects of the position and perform necessary repairs and preventative maintenance throughout the entire property. This position also takes direction from the Property manager of the project. Responsible for performing highly diversified duties to install, troubleshoot, repair and maintain production and facility equipment according to safety, predictive and productive maintenance systems and processes to support the achievement of the site’s business goals and objectives.
Essential Duties and Responsibilities
- Provide emergency/unscheduled repairs of sewer lines and electrical maintenance repairs.
- Trouble-shoot, diagnose and correct minor HVAC, electrical, and plumbing problems.
- Assists in monitoring inventory of maintenance supplies, facilitating accurate replacement orders.
- Re-keys locks and cut keys.
- Completes minor roof and vinyl siding repairs
- Performs minor carpentry and sheet rock repairs.
- Performs painting in common areas, offices, and vacancies as required.
- Perform simple machinist duties and responsibilities.
- Read and interpret equipment manuals and work orders to perform required maintenance and service.
- Diagnose problems, replace or repair parts, test and make adjustments.
- Perform regular preventive maintenance on machines, equipment and buildings.
- Use a variety of hand and power tools, electric meters and material handling equipment in performing duties.
- Detect faulty operations, defective material and report those and any unusual situations to proper supervisor.
- Comply with safety regulations and maintain clean orderly work areas.
- Perform all other duties as assigned or needed.
Specific Knowledge, Skills, Licenses, Certifications, Etc.
- Requires a high school diploma/GED, or equivalency
- Minimum 5 years of maintenance experience.
- An AA degree in mechanical, electrical, or industrial maintenance a plus.
- HVAC certification
- Ability to work independently on assigned tasks, as well as accept direction on given assignment.
- Able to cover on-call on evenings and weekends in rotation.
Physical Requirements
- Must be able to lift and move objects up to 75 pounds consistently with heavier weight necessary at times.
