Job Summary: The Land Development Manager is responsible for overseeing the development of residential communities for a leading homebuilder.

This role involves managing all aspects of land development projects from acquisition through final completion, ensuring that all projects are completed on time, within budget, and in compliance with regulatory requirements. The Land Development Manager will coordinate with internal teams, external consultants, contractors, and government agencies to deliver high-quality communities that meet the company’s standards.

Key Responsibilities:

Project Planning and Management:

  • Develop and manage project budgets, schedules, and resource allocations to ensure timely and cost-effective project completion.
  • Coordinate with architects, engineers, and other consultants to create development plans that align with the company’s objectives and community standards.

Construction Oversight:

  • Work closely with the construction team to manage the site development process, including grading, utilities installation, roads, and landscaping.
  • Monitor construction progress to ensure adherence to plans, specifications, and quality standards.
  • Resolve any issues that arise during construction to prevent delays and maintain project schedules.

Vendor and Contractor Management:

  • Ensure that all work is completed in accordance with the terms of the contracts and to the company’s quality standards.
  • Review and approve invoices, change orders, and project-related expenses.

Financial Management:

  • Prepare and maintain detailed budgets for land development projects, tracking costs and ensuring adherence to financial goals.
  • Prepare cost estimates and feasibility studies to support land acquisition decisions.
  • Report regularly on project financial performance to senior management.

Stakeholder Communication:

  • Serve as the primary point of contact for all land development-related matters, both internally and externally.
  • Communicate effectively with internal teams, external stakeholders, and community members to ensure alignment and transparency throughout the project lifecycle.
  • Provide regular updates to senior management on project status, risks, and opportunities.

Qualifications:

  • Bachelor’s degree in Civil Engineering, Construction Management, Urban Planning, or a related field.
  • 2 years of experience in land development, preferably in the homebuilding industry.
  • Proven ability to manage multiple projects simultaneously while maintaining attention to detail.
  • Excellent communication, negotiation, and problem-solving skills.
  • Proficiency in project management software and tools.

Preferred Qualifications:

  • Professional Engineer (PE) license or equivalent certification.
  • Experience with large-scale, master-planned communities.

Job Type: Full-time

Pay: $120,000.00 - $140,000.00 per year
