Position Overview:
Our regional homebuilding company, which is actively expanding its footprint across the Greater Melbourne area, is seeking a highly skilled Director of Land Acquisition to lead and manage the acquisition of land for residential development. This position will focus on identifying, evaluating, and acquiring prime land opportunities while working closely with local municipalities, landowners, and industry stakeholders. The ideal candidate will have a deep understanding of land deal structuring, land planning, zoning laws, and real estate finance, coupled with a strong network of local connections.
Key Responsibilities:
- Land Acquisition & Deal Structuring: Lead the identification, evaluation, and acquisition of land parcels that align with the company's growth objectives. Structure land deals, including purchase agreements, joint ventures, and option contracts.
- Local Market Expertise: Utilize in-depth knowledge of the Greater Melbourne area’s real estate market to assess potential land opportunities. Stay informed on local market trends, land availability, and emerging development areas.
- Zoning & Regulatory Compliance: Collaborate with internal teams, local municipalities, and external consultants to ensure zoning and land use approvals are obtained. Manage the due diligence process related to land entitlements, environmental studies, and permitting.
- Relationship Management: Cultivate and maintain strong, long-term relationships with key stakeholders, including landowners, brokers, local government officials, and other industry professionals
- Negotiation & Contract Management: Lead negotiations with landowners, developers, and government agencies to secure favorable terms for land acquisition. Draft and review contracts to ensure favorable terms for the company.
- Financial Analysis & Reporting: Conduct thorough financial analysis of land acquisition opportunities, including pro-forma analysis, land valuations, and return on investment projections.
- Project Collaboration: Provide regular updates to senior leadership on land acquisition activities and financial metrics.Work closely with the Development, Legal, and Finance teams to ensure seamless integration of acquired land into the company’s overall development pipeline.
Education:
Bachelor’s degree in Real Estate, Urban Planning, Business Administration, Finance, or related field. MBA or advanced degree preferred.
Experience:
At least 5-10 years of experience in land acquisition, real estate development, or a related field, with a focus on residential land acquisition in the Melbourne area. Proven track record of successfully negotiating and closing land deals.
