Position Overview: The Purchasing Agent is responsible for sourcing, negotiating, and procuring materials, equipment, and services essential for our residential construction projects. This role ensures that all purchases align with project specifications, budget constraints, and timelines. The ideal candidate will have a strong background in construction procurement, excellent negotiation skills, and the ability to build and maintain relationships with suppliers and subcontractors.
Key Responsibilities:
- Material Procurement: Source, negotiate, and procure materials, equipment, and services required for residential construction projects, ensuring quality and cost-effectiveness.
- Vendor Management: Identify, evaluate, and establish relationships with suppliers and subcontractors. Assess their reliability, capability, and previous transaction history to ensure alignment with company standards. SHRM
- Contract Negotiation: Negotiate terms, conditions, and pricing with suppliers and subcontractors to secure favorable agreements that meet project requirements and budgetary constraints.
- Inventory Coordination: Coordinate with project managers to maintain appropriate inventory levels, ensuring timely availability of materials to meet project schedules.
- Documentation: Prepare and process purchase orders, contracts, and other procurement documents, ensuring accuracy and compliance with company policies and procedures.
- Budget Management: Monitor and manage procurement budgets, providing regular reports on expenditures and identifying opportunities for cost savings.
- Compliance: Ensure all purchased materials and services comply with health and safety guidelines, building codes, and environmental regulations.
Qualifications:
- Education: Bachelor's degree in Business Administration, Supply Chain Management, Construction Management, or a related field is preferred.
- Experience: Minimum of 3 years of experience in purchasing or procurement, preferably within the residential construction industry.
- Skills:
- Strong negotiation and communication skills.
- Excellent organizational and time-management abilities.
- Proficiency in procurement software and Microsoft Office Suite.
- Ability to read and interpret construction plans and specifications.
- Knowledge of local building codes, regulations, and market conditions.
