Job Summary:
The Vice President of Land Acquisition is a key leadership role responsible for overseeing the company’s land acquisition strategy across all markets. This individual will lead the identification, evaluation, and negotiation of land opportunities while working closely with internal teams to align land strategy with the company’s growth objectives. The role requires a deep understanding of land development, market trends, and regulatory processes, as well as strong leadership and collaboration skills to drive the company’s long-term vision and expansion.
Key Responsibilities:
- Land Acquisition Strategy & Leadership:
Develop and execute a comprehensive land acquisition strategy that aligns with the company’s growth and expansion objectives. Lead all land acquisition activities, ensuring they meet the company’s financial and strategic goals.
- Market Analysis & Site Identification:
Conduct in-depth market analysis to identify high-potential land opportunities across target markets. Analyze land availability, local zoning laws, demographics, and economic conditions to support decision-making.
- Negotiation & Deal Structuring:
Lead negotiations with landowners, brokers, and developers to acquire land at competitive prices. Structure deals that align with the company’s long-term investment goals while mitigating risks.
- Collaboration & Cross-functional Coordination:
Collaborate closely with senior leadership, operations, legal, finance, and development teams to ensure land acquisitions integrate seamlessly into project timelines and strategic priorities.
- Regulatory & Compliance Management:
Oversee the regulatory approval processes related to land acquisition, ensuring compliance with zoning laws, environmental regulations, and other applicable legal requirements.
- Team Leadership & Development:
Manage and mentor a high-performing land acquisition team. Provide leadership, guidance, and professional development to ensure team success and alignment with company goals.
- Market & Industry Relationships:
Build and maintain strong relationships with key industry stakeholders, including landowners, brokers, real estate developers, local government officials, and community leaders, to stay informed on market trends and opportunities.
- Financial Oversight & Reporting:
Oversee the financial evaluation of land opportunities, including cost analysis, budgeting, and return on investment projections. Regularly report on land acquisition progress and strategy to the executive team.
Qualifications:
- Experience:
- Minimum of 10 years of experience in land acquisition, real estate development, or a related field, with at least 5 years in a senior leadership role.
- Proven track record of successfully acquiring land for large-scale residential development projects.
- Experience with market analysis, deal negotiation, and regulatory compliance in real estate transactions.
- Education:
- Bachelor’s degree in Real Estate, Urban Planning, Business Administration, or a related field. Master’s degree or advanced certification preferred.
- Skills & Competencies:
- Strong strategic thinking and analytical skills to assess land acquisition opportunities.
- Excellent negotiation and interpersonal skills, with the ability to build and maintain relationships.
- In-depth knowledge of land development processes, zoning laws, and market dynamics.
- Leadership skills with the ability to manage and inspire a team.
- Strong financial acumen with experience in budget management, cost analysis, and ROI projections.
- Exceptional communication skills, both written and verbal.
