Job Title: Vice President of Land
Location: Boulder, CO
Overview: We are seeking an experienced and dynamic Vice President of Land to join our leadership team in Denver. This senior executive will play a pivotal role in overseeing the land development process, ensuring the successful acquisition, entitlement, and development of land for residential communities. The ideal candidate will have a proven track record of navigating the complex world of land development, entitlement, and real estate acquisition, with a strong emphasis on strategy and execution.
Key Responsibilities:
- Lead and manage all aspects of the land development process, including project planning, permitting, entitlements, and infrastructure development.
- Oversee and manage the land portfolio to ensure timely acquisition, zoning, and entitlement processes.
- Collaborate with legal, governmental, and environmental stakeholders to secure all necessary approvals for land development projects.
- Develop and maintain relationships with local municipalities, regulatory agencies, and community organizations to effectively advocate for and secure entitlements and approvals.
- Provide leadership and strategic direction to the land team, ensuring projects are completed on time and within budget while adhering to company objectives.
- Evaluate potential land acquisition opportunities, with a focus on optimizing land value, development potential, and marketability.
- Work closely with internal and external teams, including finance, construction, legal, and marketing, to ensure seamless execution of land development projects.
- Negotiate and manage contracts, agreements, and entitlements related to land development.
- Develop and implement long-term strategies for land development that align with the company’s overall goals and market opportunities.
- Stay informed on local, state, and federal land use regulations and trends in the real estate and land development industries to identify and mitigate risks.
- Ensure all projects adhere to safety, environmental, and sustainability standards.
Qualifications:
- A minimum of 10 years of experience in land development, with substantial experience in entitlements, land use planning, and real estate acquisition.
- Strong leadership skills with experience managing and developing a team of professionals.
- Deep understanding of the land entitlement process and regulatory requirements in the Denver area and Colorado market.
- Proven ability to navigate complex land transactions and drive successful development projects.
- Exceptional negotiation, communication, and relationship-building skills with local government officials, consultants, and key stakeholders.
- Experience with residential land development, including understanding of zoning, environmental considerations, infrastructure planning, and permitting.
- A strong network of industry contacts, including government officials, environmental consultants, landowners, and legal professionals.
- Bachelor’s degree in Real Estate, Urban Planning, Civil Engineering, or a related field. A Master’s degree or professional certifications (such as a Certified Land Planner) is a plus.
- Excellent project management, problem-solving, and decision-making abilities.
