Minimum Qualifications:

High School Diploma or GED required, Supplemented by three years of experience in carpentry, electrical wiring, HVAC, electronic systems, plumbing, welding, or a related field and one year of lead or supervisory experience; or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job. Specific License or Certification Required: Must possess and maintain a valid Georgia driver's license.

Specific Knowledge, Skills, or Abilities: Must be able to demonstrate proficiency in performance of the essential functions and learn, comprehend, and apply all county or departmental policies, practices, and procedures necessary to function effectively in the position.

Examination:

The examination will consist of an evaluation of education and experience, accomplished by analysis of the application. Application must document that the applicant possesses the minimum knowledge, skills, education and experience as listed to be rated as qualified. If selected, an official, accredited college transcript is required, at time of employment, for all degrees/course work used to qualify for this position.

Purpose of Classification:

The purpose of this classification is to oversee building maintenance staff that possess a trade-specific skillset and perform related work for the benefit of Fulton County offices, departments, and personnel.

Essential Functions:

The following duties are normal for this position. The omission of specific statements of the duties does not exclude them from the classification if the work is similar, related, or a logical assignment for this classification. Other duties may be required and assigned.

Manages assigned staff and contractors; establishes workloads; prioritizes work assignments and verifies completion; evaluates employee performance; interprets and enforces policies and procedures; resolves staff issues, conducts annual performance reviews and administers disciplinary action as required; maintains daily hours log for payroll department.

Provides technical assistance and knowledge to employees to help solve any problems during their work shifts; answers questions or helps troubleshoot issues within other departments; assists teams in the field when necessary; ensures a preventative maintenance plan is created if needed.

Maintains inventory and machinery supplies to ensure employees have necessary equipment to complete any job.

Ensures all completed work meets the expectations of the customer and was completed in a timely manner.

Acts as liaison between Real Estate and Assets Management Department, staff, other departments, vendors, and contractors addressing all complaints and emergency calls first.

Additional Functions:

On-call hours may be required depending on specific area of expertise Performs other related duties as required.

Data Utilization: Requires the ability to review, classify, categorize, prioritize, and/or analyze data. Includes exercising discretion in determining data classification, and in referencing such analysis to established standards for the purpose of recognizing actual or probable interactive effects and relationships.

Human Interaction: Requires the ability to act as lead person or crew leader, providing guidance to a work unit, coordinating activities, and reviewing work of the unit.

Equipment, Machinery, Tools, and Materials Utilization: Requires the ability to overhaul, restore, renovate, construct, and/or rebuild equipment, machinery, or objects, requiring adherence to prescribed standards and specifications. Requires the ability to operate and control the actions of the same equipment, machinery, and/or objects.

Verbal Aptitude: Requires the ability to utilize a wide variety of reference, descriptive, and/or advisory data and information.

Mathematical Aptitude: Requires the ability to perform addition, subtraction, multiplication and division; ability to calculate decimals and percentages; may include ability to perform mathematical operations with fractions; may include ability to compute discount, interest, and ratios; may include ability to calculate surface areas, volumes, weights, and measures.

Functional Reasoning: Requires the ability to apply principles of influence systems, such as motivation, incentive, and leadership, and to exercise independent judgment to apply facts and principles for developing approaches and techniques to resolve problems.

Situational Reasoning: Requires the ability to exercise judgment, decisiveness and creativity in situations involving the evaluation of information against sensory, judgmental, or subjective criteria, as opposed to that which is clearly measurable or verifiable.
