JOB TITLE: Property Manager
HOURS: Mon-Fri, 9a-5p, On-call shifts are required
PAY RANGE: Based on Experience and Skill Set
JOB DESCRIPTION
The Property Manager will execute the business plan for the community to ensure the physical asset is well maintained and meeting financial goals. The Property Manager will be responsible for day-to-day operations of community and resident satisfaction. The Property Manager is responsible for understanding and analyzing the metrics of the community and ensuring smooth operations and profitability of the community.
ESSENTIAL JOB FUNCTIONS
- Strong customer service for current and prospective residents.
- Represent the company in a professional and courteous manner.
- Develop and implement leasing strategies to attract prospective residents and achieve occupancy goals.
- Recruit, hire, and mentor onsite team members, fostering an environment for career growth and opportunities.
- Conduct performance reviews, provide feedback, and support professional development initiatives.
- Develop and manage annual operating budgets, including operating expenses, capital expenditures, and revenue projections that align with the business plan.
- Prepare weekly/monthly reports to include, but not limited to: petty cash variance, leasing, renewal, financial, market and bi-weekly payroll.
- Evaluate financial performance and seasonal trends to identify areas to improve and implement solutions as needed.
- Coordinate maintenance and repair activities, including preventive maintenance programs, emergency repairs, and capital improvement projects.
- Conduct regular property inspections to identify maintenance issues, safety hazards, and opportunities for improvement.
- Monitor resident satisfaction in-person or through follow-up calls to ensure a positive living experience.
- Maintain up-to-date knowledge of industry trends, market conditions, and legal requirements.
- Implement risk management strategies.
- Oversee and direct all administrative duties in accordance with company policy.
- Ability to travel via automobile and airplane for training; may be asked to travel for acquisitions or other company business.
- Other duties as assigned.
JOB QUALIFICATIONS
- Bachelor’s degree in Business Administration or Real Estate Management preferred
- 3 years property management experience preferred
- Strong background in Accounting/Finance with proven skills
- CAM/Licensed Property Manager preferred
- Ability to travel as needed
- MS Office experience preferred
- A valid driver’s license may be required
- A positive, motivating and team-oriented attitude
- Strong communication skills
- Ability to thrive in a fast-paced environment
