Job Description:
We are seeking a motivated and experienced Assistant Property Manager to oversee the operations, leasing and management of an apartment complexes in Macon, GA, consisting of 200 units. This position is responsible for ensuring the properties are well-maintained, financially successful, and provide an exceptional living experience for residents. The ideal candidate will be a highly organized, customer-focused professional with a proven track record in property management.
Key Responsibilities:
Property Operations Management
- Oversee the day-to-day operations of the apartment complex, ensuring that all functions run smoothly.
- Maintain a high level of tenant satisfaction by addressing resident concerns and resolving issues promptly.
- Ensure compliance with all local, state, and federal regulations, as well as company policies.
- Conduct regular property inspections to assess conditions and identify areas for improvement or maintenance needs.
- Coordinate and supervise all maintenance, repair, and cleaning activities to maintain the properties’ appearance and functionality.
Leasing and Marketing
- Assist in leasing efforts, including advertising vacant units, showing properties to prospective tenants, and processing rental applications.
- Work closely with the leasing team to meet occupancy goals and maintain high retention rates.
- Assist in the development and execution of marketing strategies to attract new tenants and retain existing residents.
- Assist in lease negotiation and preparation of lease agreements as needed, ensuring compliance with company guidelines.
Financial Management
- Assist in oversight of budgeting and financial reporting for the properties, ensuring that expenses are controlled and revenue targets are met.
- Approve and track all property-related invoices, including maintenance and repair costs.
- Assist in collection of rent payments, enforce late fees, and follow up on overdue accounts.
- Prepare and present regular reports to ownership regarding property performance, occupancy, financial status, and capital improvements.
Team Leadership and Staff Supervision
- Supervise a team of maintenance staff, admin staff and vendors to ensure efficient operations.
- Provide training, guidance, and support to team members, ensuring high performance and customer service standards.
- Schedule and manage team shifts, including emergency on-call services as needed.
Resident Relations
- Foster a positive community atmosphere by addressing concerns and ensuring a high level of satisfaction.
- Handle tenant complaints, lease violations, and disputes in a professional and timely manner.
- Promote good communication and relationships between residents, staff, and ownership.
Qualifications:
- 1 years of property management experience, ideally in multi-family residential properties.
- Strong knowledge of leasing, property maintenance, budgeting, and financial management.
- Excellent organizational, leadership, and communication skills.
- Ability to work effectively in a fast-paced environment and manage multiple priorities.
- Experience with property management software (e.g., Yardi, AppFolio, etc.).
- Strong understanding of local housing laws and regulations.
- Experience with housing assistance including Section 8 helpful.
- Ability to respond to emergencies and issues in a timely manner, including after-hours when necessary.
- High school diploma required; associate or bachelor's degree in business, real estate, or a related field is preferred.
- Ability to work some weekends as needed.
