Moving into a new home is an exciting and memorable experience. Our make ready technicians make dreams come true by focusing on all the details of readying vacant units for new residents before they move in. Filling nail holes, repairing sheet rock, painting and removing trash from vacant units are part of your work duties. Additional responsibilities incorporate your keen eye for things that need to be replaced along with your problem solving and troubleshooting skills to help keep emergency repairs at a minimum. If you’re a people person who enjoys customer service as well as someone who takes pride in every aspect of your work, then this essential position is perfect for you. • Properly and efficiently complete assigned apartment turns
• Help with scheduling and completion of make ready units
• Work with service team to ensure excellent curb appeal at all times
• Adhere to Gables Standard Operating Procedures
• Assist with preventative program that minimizes emergency repairs, service requests, and the utilization of outside contractors
• Follow all safety policy and procedures to ensure safe practices
• Maintain professional, polite customer service and coworker relationships
• Participate in company training classes and meetings as required
• Maintain excellent customer service relationship through Gables Pledges of Customer Service
• Other tasks or duties as assigned by supervisor directly related to job duties

Education
- No specific level of education is required
- Ability to read and write English for safety and productivity reasons
- Ability to accurately perform basic mathematical functions
Professional Experience
- Minimum one year previous experience in community management maintenance, painting or other building maintenance or related trade
Attendance/Travel
- Ability to work any of the seven days of the week, 52 weeks of the year. Our community staffing limitations make it critical for you to work your scheduled hours consistently as well as overtime if necessary when requested.
- Ability to travel to company training classes or to work at other communities as requested
- On-call, after-hour emergency service may be required, with on-call staff required to live within a minimum distance to the community for efficient response time
Physical Requirements
- The majority of the workload is hands-on repairs and maintenance work, which needs to be done professionally without endangering yourself, residents or fellow associates
- Must be able to move up to 50 pounds variable distances; mobility and flexibility to use ladders to heights in excess of 8 to 9 feet; ability to work outdoors in temperatures above 90 degrees or below 32 degrees Fahrenheit
Licenses/Equipment
- Valid driver's license and current automobile insurance is required; position requires own vehicle to fulfill all of job’s functions
- Own set of basic hand tools; tools not provided by community
- EPA certification Type I and II are possible requirements to perform on-call services
- Pest control, if performed in-house
- Other licenses and certifications as required by Gables, state or federal law
- Proper maintenance uniform apparel that includes proper footwear, such as work boots
Skills
- Ability to read, analyze and interpret all forms of information

- Well organized, detail oriented with ability to prioritize
- Must be team oriented but able to work independently on occasion
- Efficiency, ability to multi-task

- Ability to meet deadlines which may include late hours and weekends as needed
- Ability to follow oral and written instructions
- Basic skills in plumbing, sheetrock, general carpentry
- Basic knowledge of major appliances, including HVAC
- Pool care and pest control if required by community
- Basic to intermediate knowledge of electrical when no license is required
Computer Skills
- Basic computer and Internet knowledge
- Ability to use Outlook

Career Apparel
- Must wear career apparel based on defined company standards, inclusive of proper maintenance gear
Compensation: $20.00-$26.00 hourly plus bonuses. Health, retirement, and apartment discount programs available.
