What are the responsibilities and job description for the Project Manager position at Gage Commercial Construction?
Reporting to the Director of Construction (DOC), the Project Manager (PM) is responsible for the overall successful management of each project. Successful project management at Gage Commercial Construction is defined as :
Responsibilities :
- Leading and managing 3 – 5 Construction Superintendents and assigning superintendents to projects based on skillset and experience.
- Owning all aspects of project scheduling, quality, and budget.
- Engaging with internal team members to fully understand the scope of work related to opportunities Gage pursues.
- Partnering with the Sales and Estimating teams to build estimates and budgets in support of RFP responses, accounting for known RFP scope items and any identified complexities to maximize Gage’s likelihood of being awarded the project.
- Owning and managing the buy-out process with internal / external resources upon project award.
- Negotiating and budgeting all material and labor contracts.
- Engaging with the project team (Operations, Construction Superintendent, and DOC) to kick off the project and ensure the mobilization process is established, executed, and billed to the client.
- Preparing, hosting, and leading the Customer Preconstruction Meeting. Distributing any documentation from the meeting to all attendees.
- Communicating and coordinating with internal and external resources to ensure the project is started and executed according to the scope of work and contract documents.
- Working with the Project Coordinator to submit all RFIs and project material submittals to the project team and tracking approvals.
- Tracking all project-associated costs to present weekly to the Director of Construction.
- Tracking each project’s progress and making changes in the field to meet or exceed contract schedules.
- Planning, scheduling, and running update meetings with internal team and external stakeholders to ensure clear, consistent, and effective communication throughout the production process.
- Supporting Construction Superintendents as they push production in the field by providing timely documentation, materials, supplies, and labor to deliver on the scope of work.
- Punching the work as part of the Gage 3-Phase Punch Process to ensure quality, client satisfaction, and client acceptance of work.
- Closing out the project within the allotted timeframe.
- Handing off the project to Warranty.
- Coordinating and managing each project Wrap-Up Meeting.
