Garden Village is an award-winning 77-unit, furnished student housing complex located at 2201 Dwight Way built in 2016. The complex is 18 free-standing buildings connected by open-air walkways providing abundant natural light both inside and out. A fully operational commercial farm operates on the rooftop complex and is open to residents to visit, hang-out, or get involved. Stunning views across the Bay Area enjoyed from many vantage points. Outdoor and indoor spaces encourage community. This position supports and assists the Property Manager by focusing on leasing and supporting the operational facets of a 77-unit property in Berkeley, CA. This is a fabulous opportunity for an outgoing people person with leasing or customer service experience who wants exposure to operations.
JOB DESCRIPTION
Leasing and Driving Revenue
- Drives revenue by supporting on-site leasing and marketing efforts
- Partner with Property Manager to understand and help meet leasing goals with professionalism and motivation
- Ability to understand resident and potential residents needs and expectations for apartments
- Fielding phone calls/ inquiries, processing applications, paperwork, and lease documentation
- Providing quality property tours and general support in filling the property at the highest and best rate
- Utilize social media & personal relationship-building feeds to outreach to local community and future residents
Creates excellent current and future resident experiences
- Executing an organized and thoughtful move-in experience, in partnership with the General Manager and maintenance team
- Coordinating and attending regular resident events to promote a positive and upbeat community atmosphere, supporting resident retention, and satisfaction
- Promoting resident satisfaction and retention by responding to inquiries, questions and requests in a timely manner, and taking appropriate action to resolve and address service issues
Support Operations
- Operating property management software (AppFolio) and completing transactions by entering all required fields correctly and by completing updates and back-ups to ensure the integrity of the system
- Reviewing resident files and accounting records to determine accurate record keeping, communicating with residents regarding outstanding balances, implements procedures for collecting on delinquencies, and enforces the lease to maximize revenue
- Supporting coordinating resident and property work orders, including communication between the vendor/contractor, accounting, and the client/owner as needed
- Following the Company’s established procedures related to legal matter or evictions by following proper notice requirements
- Processing resident move-outs by reviewing lease terms and notice requirements, applying appropriate deposit and lease cancellation fees, if applicable, and processing the disposition in accordance with established procedures and legal requirements
- Acting as the on-site supervisor in the absence of the property manager by organizing and completing daily work, ensuring property condition is reviewed on a regular basis coordinating maintenance and make-ready tasks with the maintenance supervisor, and managing the operation of the community in compliance with Company policies, procedures, and business practices
- Assisting the property manager in managing the client/owner relationship by participating in meetings with the owners as requested, potentially conducting community tours, providing updates and information about the community’s performance, and responding to owner requests as needed
SKILLS & EXPERIENCE
- Bachelor’s degree or equivalent experience is preferred;High School diploma is required
- 2-3 years of prior leasing or property-management experience is preferred
- Strong hospitality or customer service experience preferred
- The ideal candidate is an upbeat, customer-facing professional with a passion for people
- You have a high attention to detail and are a proactive problem-solver
- You have strong administrative, customer service, and organizational skills
- Proficiency in Microsoft Office Suite and property management/ CRM software
- Strong written & verbal communication skills
- Fair Housing training will be provided during employee orientation – prior knowledge of Fair Housing best practices is a plus
- Previous customer service & leadership training (e.g. Ritz Carlton, Dale Carnegie) a plus
