SUMMARY:
The Capital Improvement Technician performs various physical tasks to aid daily operations at project sites, as assigned by the Capital Improvement Projects Manager/Superintendent.
ESSENTIAL DUTIES & RESPONSIBILITIES:
The Capital Improvement Technician’s duties and responsibilities include, but are not limited to, the following, each under the supervision of the Capital Improvement Projects Manager/Superintendent.
· Work closely with Capital Improvement Projects Manager/Superintendent to complete capital improvement projects within established timeline.
· Work with the Capital Improvement Projects Manager/Superintendent to plan and implement all capital improvement projects for selected properties within the Garden Communities portfolio.
· Perform Drywall, Carpentry, Finish Carpentry, Plumbing, Painting, Electrical, HVAC, Masonry, HAZMAT Abatement, and Appliance Repairs
· Assists with misc. construction, metal framing, wood framing, dry wall, concrete work, and site related tasks
· Perform Water Penetration Abatement
· Perform touch-up painting, interior and exterior, as needed.
· Responsible for the Care, Maintenance, and Inventory of all Supplies and Equipment Onsite
· Responsible for the Supply and Upkeep of all Personal Tools
· Completes Preventative Maintenance Tasks
· Responsible for transporting tools and materials between construction sites
· Assist with SWPPP compliance.
· Keep equipment clean and in orderly working condition.
· Must be conscious of a safe work environment.
· Should own and be able to safely and competently operate all the "tools of the trade"; skill saw, air compressor, nail guns and all hand tools.
· Be able to travel throughout the workday to get from property to property, as needed. Generally, must have current valid motor vehicle driver’s license and have automobile liability insurance in the amount required by law in order to drive for company business.
· Other duties as may be assigned.

QUALIFICATIONS:

Work Hours:
· 40 hours or more per week. Weekly schedule may change as required. Evening and weekend work may be needed, as circumstances warrant.
Equipment Required:
· Required to wear back support belt, and gloves as tasks dictate.
Equipment/Machinery/Tools:
· An employee in this position must be knowledgeable and skilled in the safe use and maintenance of the following tools:
· Hand Tools: Various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, etc.
· User-Moved Aids: Wheelbarrows, dollies, hand trucks, buckets, jacks, step ladders, full ladders.
· Power Tools: Blowers, power washers, etc.
· Mechanical Equipment: Motors, pumps, compressors, blowers, electric and hand power augers, etc.
· Measuring Devices: Calipers, voltmeters, ohmmeters, testing meters, PH tests, gauges, etc.
EDUCATION/EXPERIENCE:
· 5 or more years of experience in the construction/maintenance field.
· High school education or equivalent is needed with proficiency in both verbal and written communication skills.
TECHNICAL SKILLS/ LICENSES REQUIRED:
· Valid CA driver's license and automobile liability insurance coverage at the level required by law.
o Required to move tools and equipment from one site to another using golf cart or another vehicle.

WORK ENVIRONMENT:
· While performing the duties of this job, the employee is regularly exposed to outside weather conditions. The noise level in the work environment is usually moderate.
