Position Overview
The Maintenance Technician is a multi-functional role responsible for maintaining building systems and infrastructure to ensure optimal operation. This position requires a highly skilled individual capable of performing inspections, repairs, and preventative maintenance across multiple disciplines, including electrical, HVAC, plumbing, fire protection and general building upkeep. A large part of the role is interacting with tenants and providing exceptional customer service.
Key Responsibilities
- Perform inspections and repairs on facility systems, including HVAC, electrical, plumbing, refrigeration, material handling, and structural components such as walls, flooring, roofing, lighting, and installed fixtures.
- Execute equipment inspection and monitoring programs, implementing best maintenance practices to improve mechanical system uptime.
- Monitor contractors, inspect work and generate deficiency lists.
- Evaluate and enhance current maintenance, operational, and reliability methods to maximize system performance.
- Assist with installation, modification, and repair of building equipment and systems.
- Respond immediately to emergency situations and customer service requests as assigned.
- Troubleshoot, evaluate, and recommend improvements for maintenance operations and cost-saving opportunities.
- Utilize technology, including smartphones, tablets, computers, web-based applications, and building automation systems (BMS).
- Comply with Gardner Group’s uniform and professional appearance standards while maintaining a clean and professional presence on-site.
- Support and train other maintenance team members as needed to develop skills and enhance team capabilities.
- Review and coordinate work assignments; plan work to be performed and obtain necessary tools, equipment and materials. Complete assignments and paperwork in a timely manner.
- Project a positive appearance and attitude at all times. Demonstrate exemplary tenant relations, team spirit and respect for others.
Essential Functions & Systems Maintained
- Electrical Systems: Power distribution, critical power systems (UPS, generators), lighting, and safety components.
- HVAC Systems: Refrigeration, cooling towers, air conditioning, boilers, heating systems, pumps, valves, piping, and filters.
- Building Safety & Compliance: Identifying and addressing safety hazards, ensuring compliance with regulatory laws, and maintaining accurate facility documentation.
- Preventive Maintenance: Conducting routine inspections, documenting compliance reports, and implementing proactive maintenance procedures.
- Facility Oversight: Monitoring vendor and contractor activities within the building, ensuring compliance with building standards, and maintaining accurate inventory of tools and supplies.
Additional Responsibilities
- Assist with project management and vendor coordination for critical facility upgrades.
- Ensure Critical Facility Work Authorization (CFWA) procedures are understood and followed by all engineers, tenants, and contractors working on the facility’s infrastructure.
- Maintain up-to-date building schematics, system documentation, and compliance records.
- Demonstrate proper tool usage and safety procedures, mentoring junior team members on best practices.
- Strong technical and problem-solving abilities.
- Ability to work independently.
- Responsible for keeping equipment rooms and common areas clean, organized and safe.
- Travel within the Idaho portfolio as required to support facility needs.
- Be available for various on-call shifts and to occasionally work extended hours, nights, weekends and holidays to ensure adequate building coverage and perform necessary repairs. Respond to after-hours emergencies such as fire, flooding, severe weather (including snow and ice removal), power outages, and other related situations including clean-up activities, if other contracted personnel are not available.
Minimum Requirements
- 7 years of experience in industrial electrical, HVAC, or facility maintenance.
- High school diploma or GED equivalent.
- Valid driver’s license and clean driving record
- Flexibility to work various shifts and alternative schedules as needed.
- Authorized to work in the U.S. without requiring company sponsorship.
Preferred Qualifications
- Experience with facility power distribution, UPS, and generators.
- Experience with HVAC, electrical, plumbing, VAV’s and customer relations.
- Experience with automated systems, material handling equipment, pneumatic systems, electric motors, and VFDs.
- Working knowledge of Microsoft Office and building management systems (BMS).
- Proven ability to work independently, mentor others, and interface with clients.
Physical Demands & Working Conditions
- Extensive walking, standing for prolonged periods, and working at elevated heights.
- Frequent bending, crouching, kneeling, reaching, twisting, and lifting up to 49 pounds.
- Working in varied environments, including hot/cold temperatures, noise, vibration, dust, and confined spaces.
