This person will work within the Property Management Division. The Property Management Division has investment and owner-operator clients. Property types include healthcare, financial, federal government, office, warehouse, retail, and mixed use. Position Overview
Facility technician with primary focus on financial services and medical office buildings. Perform repair and maintenance tasks of building components and equipment. These tasks vary within typical building needs such as electrical, plumbing, carpentry, HVAC, etc. Most tasks are basic in nature. Activities are preventative and reactionary in nature.
Essential Functions
- Maintains the grounds and building exterior, by performing any one of the following technical disciplines; routine electrical, mechanical, carpentry, plumbing, and HVAC repairs.
- Contacts equipment repair companies, schedule work, and manage work for major repairs on HVAC, electrical, elevators, building systems equipment, roof leaks, etc.
- Seasonal outdoor maintenance including shoveling of snow, de-icing of outdoor spaces, as needed; includes keeping roof drains clean.
- Respond to complaints about office temperature, water leaks, etc.
- Start equipment after power outages such as fire pump, kitchen equipment, elevators, HVAC, etc
- Check fire extinguishers and emergency lights; test fire alarm and prepare report.
- Check all lights and EXIT signs and replace bulbs and light fixture ballasts as needed including roof lighting.
- Repair or change electrical outlets.
- Unplug sinks and toilets cleanup associated spills as necessary
- Replace faucets or toilets
- Build and move office furniture/equipment as necessary; repair locks and have keys made.
- Pick up and dispose of trash around properties
- Clean up of parking lots, restrooms, roof leaks, etc. as needed
- Seasonal outdoor maintenance with weeds, grass. Tree/bushes
- Drywall patch/repair and painting
- Respond to emergency calls during “on-call” hours, including weekends
- Perform other duties as assigned.
Education/Experience/Skills
- High school diploma.
- Working knowledge of electrical, plumbing, heating and air conditioning repairs and maintenance.
- 2-5 years of experience in building maintenance activities
- Ability to use discretion and judgment as position has access to all areas of facility and some confidential information.
- Customer service skills
- Valid driver’s license with a good driving record
- Troubleshooting skills
- Good interpersonal skills
- Good organizational skills
- This employee should be disciplined, reliable and responsible.
Working Conditions
Environmental Conditions
Most duties in this class are performed under periodically disagreeable working conditions, including: working outside, at times in inclement weather; and exposure to water, dust, dirt, grease, paint fumes, chemicals, and equipment noise and vibration.
Physical Conditions
Positions in this class require frequent lifting/carrying of objects weighing up to 25 pounds, and less frequently up to 50 pounds, and occasionally up to 100 pounds with assistance. The candidate should be able to operate an extension ladder to access flat and pitched roof environments.
Incumbents in positions in this class are also required to bend, kneel, crouch, reach, climb, walk and run. Examples include the ability to: shovel or dig in the ground, bend, twist, and stretch while painting, climb up and down an extension ladder, climb up and down stairs, walk on the roof of a building or uneven surfaces, and run to shut off water when a water line has ruptured.
Driving Conditions
Positions in this class are required to drive and operate vehicles and machinery. Examples include the ability to: drive a truck or service van and at times pull a trailer.
Hours
Monday – Friday; 7:00 a.m. – 3:30 p.m. Hours, at times, may need to shift earlier or later in the day to accommodate tenant needs (i.e. snow removal)

Appearance should be neat and clean.
