About Us:
At Gastonia Housing Authority, we’re dedicated to providing safe and affordable housing for individuals and families with low and extremely low incomes. We serve our community through the Housing Choice Voucher Program (HCV) and the Project-Based Voucher Program.
The Role:
We’re looking for a Housing Specialist / Occupancy Specialist to help ensure that participants in our Housing Choice Voucher Program remain eligible and compliant with program requirements. This role involves a mix of administrative work, case management, and customer service—helping tenants, landlords, and community partners navigate the program successfully.
What You’ll Do:
- Manage a caseload of Section 8 tenants, ensuring they meet ongoing eligibility requirements.
- Review applications, verify documents, and determine rent levels using federal guidelines.
- Conduct annual recertifications, process rent adjustments, and update participant records.
- Assist with resolving landlord-tenant concerns related to the program.
- Work closely with community organizations, social services, and crisis assistance programs.
- Maintain accurate and confidential records while ensuring compliance with all regulations.
What You’ll Need:
- At least one year of direct experience in HCV/Public Housing OR three years of experience in a related field (LIHTC, assisted housing property management, or social services).
- An Associate Degree in Business Administration (or an equivalent combination of experience and training).
- Ability to obtain Section 8 Eligibility, Rent Calculation, and Occupancy Certification within 12 months of hire.
- Strong knowledge of federal, state, and local housing policies.
- Excellent communication skills, with the ability to work with tenants and landlords professionally and tactfully.
- Solid organizational skills and comfort working in a fast-paced environment.
- Proficiency in general office technology (Microsoft Office, database systems, etc.).
- A valid driver’s license.

Salary: From $38,529 per year
