Gastonia Housing Authority – Section 8 Supervisor
Location: Gastonia, NC
About the Role:
The Gastonia Housing Authority is looking for a Section 8 Supervisor to oversee key aspects of our Housing Choice Voucher and Project-Based Voucher programs. This role involves managing application processing, coordinating with landlords, and ensuring compliance with housing regulations.
What You’ll Do:
- Supervise Section 8 staff handling applications, lease negotiations, inspections, recertifications, and rent adjustments.
- Serve as a liaison between landlords and tenants during move-ins and move-outs.
- Schedule and oversee application processing, briefings, and annual re-examinations.
- Keep staff informed on policy changes and provide training as needed.
- Address tenant and landlord concerns, ensuring smooth communication.
- Meet with potential landlords to explain leasing procedures.
- Ensure compliance with Section 8 regulations and conduct supervisory inspections.
- Assist with hiring, training, and evaluating Section 8 staff.
- Oversee budget expenditures and ensure financial compliance.
- Represent GHA at board meetings and public presentations.
- Audit files for accuracy and compliance with HUD regulations.
What You Need:
- Education & Experience: Associate’s degree in Business Administration
- Certifications: HCV Specialist, HCV Program Management, Section 8 Management Assessment, HQS, HCV Executive Management, Fair Housing, Rent Calculation II/Advanced Rent Calculation—or the ability to obtain these within a year.
- Experience: At least 1 year in HCV program management or 3 years in public housing management, ideally with experience overseeing multiple properties or site managers.
- Technical Knowledge: Familiarity with SEMAP, PIC, EIV, HQS, or REAC inspections. Experience in procurement, HCV budgeting, or VMS reporting is a plus.
- Skills: Strong leadership, communication, and problem-solving skills. Ability to interpret regulations, manage data, and build effective relationships.
- Other Requirements: Valid driver’s license and proficiency in Microsoft Office.

Salary: Beginning at $58,000 and may be adjusted for experience
