- Ensures applicable monthly property inspections are ordered and completed.
- Coordinates with vendors performing property inspections, preservation and protection. Ensure all activities meet investor and insurer regulations and are within allowable costs.
- Reviews scope of reported property damage and need to file loss draft claim.
- Ensures timely receipt of police/fire reports, extension and over allowable requests from Insurer/Investor, and ensure that work is completed to Insurer/Investor specifications.
- Reviews invoices and accompanying photos from vendors for scope of work and amount requested for payment.
- Reviews property preservation bids submitted to Insurer/Investor for validity and timeliness.
- Resolves Insurer/Investor responses to extension over allowable requests and assists Property Preservation Vendor as needed.
- Ensures that properties are in conveyance condition and notify claims team to allow conveyance timelines to be met.
- Updates internal reporting with pertinent information such as the conveyance deadline, pending requests and appeals, and the status of Loss Draft claim.
- Serves as liaison between internal departments, third party vendors, clients and auditors to resolve any issues during property preservation processes.
- Exercises awareness with regard to possible suspicious activity, money laundering or fraudulent behavior and reports any such incidents to the BSA department. Performs all job functions in compliance with all company policies and federal, state, and local laws and regulations as applicable to the position, including, but not limited to BSA/AML, OFAC and GLBA/privacy rules.

- High school diploma or equivalent.
- 0-2 years' experience with field services or default mortgage servicing.
- FiServ' LoanServ system experience preferred.
