Maintenance Supervisor II is responsible for:
- Performs all duties of Maintenance Mechanic to include installation, maintenance and repair on a variety of plumbing, appliance, lighting, electrical, mechanical, heating, cooling, and kitchen equipment and fixtures.
- Ensures completion of preventive maintenance on all equipment to maximize efficiency.
- Plans and prioritizes work schedule to ensure completion of work orders and requests with efficient utilization of work hours, and responsiveness to critical needs. Ensures required logs and records of materials and time are maintained in accordance with established procedures
- Approves requisitions and expenditures for equipment and supplies. Makes final recommendations to Center managers, Executive Director, and Facilities Management regarding major repairs or replacement of existing equipment, purchase of new equipment, or hiring of outside contractors for repairs or renovations.
- Participates in the development or revisions of procedures regarding building and equipment maintenance to ensure safety of physical plant and compliance with licensing and/or accreditation agency standards.
- Leads and oversees work of Maintenance Mechanics, and/or Maintenance Assistants, and work of outside contractors. May also oversee work of Environmental Services Technicians. Tours work sites regularly to ensure quality and completion of work.
- Leads tours of assigned Centers with regulatory and licensing agencies, demonstrating compliance with established rules and regulations (e.g. JCAHO, CARF, OASA, etc.). In addition, serves as contact for governmental health and safety agencies (e.g. fire, building codes, etc.).
- Demonstrated knowledge of electric, plumbing, carpentry, refrigeration and heating trades and HVAC systems; and ability to read and understand schematics and operating manuals, at a level normally acquired through completion of high school, and a minimum of one year technical or vocational training in high school or beyond.
- Knowledge of equipment repair and installation, preventive maintenance, building operations, and basic construction and renovation; at a level normally acquired through five to seven years progressively more responsible, related experience; with a minimum of three years concurrent supervisory experience or 36 hours of documented supervisory training.
- Ability to lift and carry objects weighing up to twenty pounds on a daily basis, and up to fifty pounds on a regular basis.
- Ability to walk and move about, stoop and bend in tight spaces, and climb (ascend and descend) ladders and scaffolding.
- Ability to reach and grab with arms and hands, and manual dexterity to operate hand and power tools with precision.
- Range begins at $60,663 - $97,498
- Gateway Foundation conducts annual reviews including merit increases.
