Its current portfolio includes a future development pipeline of over 2,500 residential units and 500,000 square feet of retail, office, hotel, and entertainment uses.


POSITION SUMMARY

The Construction Manager will assist Design and Construction Team as well as the larger Development Team in all aspects of the development process of complex urban projects, including acquisition, financing, zoning/entitlements, design, permitting, construction, leasing, delivery, and disposition. Construction Manager will be largely responsible for the daily operation and tracking of project construction and development during the various stages of the development & construction cycle. In particular, Construction Manager must have superior time management, be a self-starter and possess problem-solving abilities. Accordingly, Construction Manager will encounter a variety of roles ranging from high-level analysis & management to maintaining detailed project tracking logs, coordination, negotiating contracts, detailed analysis, organization, and various types of management.    

 

ESSENTIAL FUNCTIONS

  •  Actively participate in day-to-day project and construction management of projects ranging from $30m to $180m
  • Manage day-to-day communication and coordination with architects, engineers, consultants, and contractors.
  • Manage day-to-day communication and coordination with contractors, vendors, and trade partners.
  • Negotiate contracts and contract changes with general contractors and direct contracts.
  • Participate in bid review / analysis as well as descoping interviews with general contractors for final contractor selections.
  • Comprehensive budget tracking, forecasting and management.
  • Coordinate and attend design, progress, and construction (OAC) meetings.
  • Review general contractor and consultant invoices for accuracy and compare to applicable proposals/contracts.
  • Create and maintain basic financial analysis to assist with project decision making.
  • Provide direction, with Development / Construction Manager review, to financial analysts on input assumptions and general updates to project proforma models.
  • Prepare investor and internal reporting, including investment committee memoranda.
  • Assist in RFP preparation, proposal leveling and contracting process for architects, engineers, contractors, direct contracts, and other outside consultants.
  • Assist in RFP, leveling and contracting process for general contractors, vendors, and trade partners.
  • Coordinate and attend meetings with municipal and regulatory officials to complete entitlements and secure permitting.
  • Support efforts of major financing events for projects as they commence construction.
  • Track project schedules, monitor progress and delays.
  • Monitor / track contractor insurance obligations.
  • Inspect construction development to ensure completion of work; confirm safe / healthy jobsite.
  • Collaborate with all team members to support the vision of the company.
  • Assist in design reviews to ensure efficient designs focusing on quality and the end user.
  • Participate in contract review meetings with legal counsel and insurance teams, providing a result driven approach by safeguarding Ownership vision while mitigating risk.
  • All other duties as assigned per project.


QUALIFICATIONS AND COMPETENCIES

  • Bachelor’s Degree in related field; (e.g., Real Estate, Architecture, Engineering, Construction Management, Construction)
  • 4 - 7 years of related A/E/C industry, real estate, general project management or construction project management experience required.
  • Passion for real estate development design & construction.
  • Ability to plan and prioritize while focusing on details and effective time management. 
  • Ability to work independently and lead portions of a project to leverage Development / Construction Teams’ time.
  • Knowledge of development fundamentals; including the process, economics, design, financing, permitting, construction, and project management.
  • Knowledge of design / construction fundamentals; including design phases and deliverables, delivery methods, bid leveling and negotiations, contract awards and general project management.   
  • Strong organization skills, attention to detail, critical thinking skills, confidentiality, integrity, and the ability to maintain a high level of professionalism in a fast-paced dynamic environment.
  • Strong financial, entrepreneurial, communication, organizational, problem-solving, and interpersonal skills.
  • Ability to simultaneously manage multiple projects for new construction, historical renovations, tenant improvements and civil construction. 
  • Provide clear, concise, and transparent cross team communication for all aspects of projects and project delivery.
