What are the responsibilities and job description for the Property Manager - Part Time position at Gateway Management Company?
Gateway Management is currently seeking a Part Time Property Manager for our Sterling Oaks Apartment Community located in Spindale, NC. This position is responsible for managing daily operations of a 56-unit property.
Responsibilities:
- Travel locally from property to property within assigned cities/counties and/or by airplane to visit properties or the corporate office located in other states and to attend corporate functions, meetings, and training sessions at locations other than the apartment community.
- Inspect the entire property including traveling up stair wells to inspect units and grounds daily.
- Lead employees and effectively supervise them. (Training, legal requirements, disciplinary, etc.)
- Effectively communicate (orally and in writing) in English with employees, including leasing consultants and service technicians.
- Effectively communicate (orally and in writing and via telephone and email) in English with residents and prospects.
- Effectively communicate professionally and ethically with vendors regarding solicitation of bids, property needs, work performed and associated costs.
- Visually inspect and approve of work of office staff, maintenance personnel, vendors/contractors supplying services and products to the community.
- Must be able to work on-site and be present at the leasing office and apartment community during business hours Monday through Sunday and after hours to supervise and manage employees, coordinate with vendors, respond and attend to resident needs, and handle emergency situations.
Qualifications:
- High school education or equivalent.
- Two years of previous property management experience.
- Previous apartment management experience, low-income tax credit experience preferred.
- Financial and accounting experience.
- Computer skills to include knowledge of Microsoft Suite programs.
- Ability to effectively work with all types of people.
- Valid Driver’s License and automobile insurance.
