Job Summary:
Gator Investments is seeking a part time skilled and reliable Maintenance Technician/Handyman to join our team, serving our shopping plazas and retail centers located in Minnesota. The ideal candidate will have a diverse range of technical skills and experience in construction, with a focus on property maintenance. Experience with commercial properties is preferred.
In this role, you will perform general maintenance tasks, repairs, and improvements across our four properties located in Inver Grove Heights, St Louis Park, and Spring Lake Park.

Key Responsibilities:
- Appliance Repair: Diagnose and repair malfunctioning equipment safely and effectively.
- Troubleshooting: Diagnose and resolve MEP issues, handle carpentry repairs, and ensure properties remain in top condition.
- Repairs: Perform minor repairs to walls, ceilings, floors, and fixtures, including drywall patching, painting, and flooring repairs.
- Safety Compliance: Adhere to safety regulations and best practices to maintain a safe work environment.
- Documentation: Maintain accurate records of work performed, including repairs, maintenance schedules, and inspections.
- General Maintenance and Improvements:
- Paint and touch up surfaces as needed.
- Maintain cleanliness across the property.
- Repair or install broker signs.
- Perform cold patching and stucco repairs.
- Repair fences and perform light landscaping tasks.
- Handle small concrete repairs.
- Change ceiling tiles and light bulbs.
- Inspect and maintain roofs.
- Mud and sand drywall.
- Perform interior demolition and other property maintenance tasks.
Qualifications:
- High school diploma or equivalent; additional technical certifications or training is a plus.
- Proven experience as a maintenance technician, handyman, or in a similar role.
- Strong knowledge of building systems, plumbing, electrical work, construction, and carpentry.
- Ability to read and interpret technical manuals and blueprints.
- Familiarity with hand and power tools and related equipment.
- Excellent problem-solving skills and attention to detail.
- Strong communication and interpersonal skills.
- Ability to work independently and as part of a team.
- Valid driver’s license and reliable transportation may be required.
- Must live reasonably close to the locations for daily check-ins.
Physical Requirements:
- Ability to lift and carry heavy items (up to 50 lbs).
- Must be able to travel to all properties daily.
- Ability to bend, squat, climb, and stand for extended periods.
- Comfortable working in various environmental conditions (indoors and outdoors).
