Job Summary:

  • Conducts preventive maintenance, proactive maintenance, service and repair of the heating, ventilation and air-conditioning system for a multiple-level, multiple building office/commercial complex.
  • Performs preventative maintenance, proactive maintenance, service, and repair of equipment unrelated to HVAC, general maintenance, repair, or installation to other mechanical equipment.

Job Duties:

  • Safety champion setting a positive caring attitude to properly pre-plan work, eliminate or reduce risks, to correct an unsafe situation or behavior, using PPE and tools in the correct manner, and report 3 safety observations (positive and or corrective) per week to Leadership or Safety.
  • Install, inspect, repair, maintain, and/or service refrigeration, heating, ventilation, and air conditioning equipment and systems including condensers, evaporators, water cooling towers, motors, air handling units, furnaces, reciprocating chillers, pumps, furnaces, computer room a/c units and analog and digital time clocks.
  • Perform skilled repairs on multi-zone systems, related equipment and equipment not related to HVAC.
  • Diagnoses, troubleshoots, maintains, and repairs heating and ventilation equipment, pumps, exhaust fans, chillers, dryers, compressors, and other mechanical equipment, as necessary.
  • Utilizes the building automation system to track building conditions and the operation of facilities equipment.
  • Troubleshoot, adjust, repair or replace defective parts such as electric, electronic and pneumatic controls, thermostats, metering devices, heater controls and anticipators, pressure controls, safety valves, automatic gas valves, motor controllers, VFDs, magnetic starters, combustion air blowers, switches and relays.
  • Evacuate and purge refrigerants from systems, recharging units, as necessary.
  • Maintain records of refrigerant recovery and recycling in compliance with Environmental Protection Agency regulations.
  • Test systems by utilizing pressure tests, and balancing air conditioning systems; tests joints and insulates pipes pertaining to refrigeration, heating, or air-conditioning systems.
  • Connect motors to control panels and control panels to power sources. Connects and disconnects wiring from 24 single phase voltage to 480 three phase voltage.
  • Test for defective parts and malfunctions. Eliminates defects. Conducts root cause analysis when possible.
  • Keeps mechanical spaces clean, leaves work sites in better condition than when arrived.
  • Fully documents work order steps, enters log notes, condition, and makes recommendations for improved maintenance.
  • Reviews PM work activities and suggests changes to improve operation or reliability of the equipment.
  • Recommends measures to improve maintenance methods and equipment performance.
  • Analyzes and resolves work problems or assists workers in solving work problems.
  • Skilled in vibration data collection for rotating equipment, infrared thermography, ultrasound, oil sampling collection, proper lubrication, belt tensioning, and laser alignment.
  • Maintain tools and equipment in good condition; plans and organizes assignments effectively.
  • Maintain record of work performed, tools and materials used.
  • Present a professional, positive, and helpful attitude at all times when interacting with customers, co-workers, and supervision. Will embody a culture of caring.
  • Operate equipment and vehicles. Perform pick up of supplies and or materials.
  • Perform other duties as assigned. Willing to cross-train.

Requirements:

Mandatory:

  • Ability to obtain and maintain a Security Clearance/Base Access.
  • Be a citizen of the United States.
  • Submit to and successfully pass Pre-employment Drug Screening and Background Check.
  • HS Diploma or equivalent.
  • HVAC Journeyman’s License.
  • Minimum of three years’ experience in the HVAC trades.
  • Valid State Driver’s License and reliable transportation.
  • Ability to work in extreme work environments, such as heat, cold, heights, confined spaces, excessive noise, etc.

Preferred:

  • Prior military or experience working on Government Contracts.
  • Associates Degree.
  • OSHA 10 certification.
  • Current universal EPA certification.
  • Certified in vibration, infrared thermography, ultrasound, lubrication, and or alignment.
  • Certified Maintenance & Reliability Technician or Professional.
