Key Responsibilities:
- Managing all aspects of job for interior fit outs to new builds of 1 story structures from pre-construction through to client handover
- Vetting and leveling proposals
- Reviewing blueprints/plans to identify what trades are required
- Participate in bid and cost estimating process
- Developing project plans that include benchmarks to track progress from start to completion and manage process to assure plan is on track
- Identifying, presenting and executing change orders
- Oversee activities of all trades, subcontractors and vendors
- Effectively procure and allocate resources, manage any alterations and adjust the plan accordingly
- Properly execute the duties of safety, planning, scheduling, budgets, procurement, change orders, subcontract negotiations and oversight to ensure a safe, high-quality project delivered on time.
- Work collaboratively with superintendents, suppliers, subcontractors and other vendors
- Develop and maintain positive relationships with clients and their vendors.
- Manage compliance of contractual responsibilities, contract documents, issue resolution, change orders.
- Provide regular performance status reports.
Required Experience, Skillset and Abilities
- Minimum of 5 years of commercial construction project management experience managing multiple projects from inception to completion
- Experience in managing trades – Architectural, Structural, RVP, MEP enough to oversee activity and assure best practices.
- Understanding of Civil work requirements
- Able to read a set of drawings and know how a building goes together.
- Familiar with bid sheets
- Excellent problem solving skills.
- Must be highly motivated, organized and detailed oriented.
- Possess a strong work ethic, responsible and accountable for actions.
- Strong and effective verbal and written communication skills.
- Team leader with the ability to positively motivate others.
Requirements:
- Must report to main office in Staten Island as well as job sites.
- Must have a valid driver’s License and able to travel to jobsites.
- Must be able to lift up to 50 lbs.
- Required minimum OSHA 30 hr Safety Training needed for construction sites.
- Well versed in MS Office & MS Project
- Knowledge of Procore & On Screen Take Off a plus.
