Overview
Responsible for the overall Maintenance Operations of the assigned portfolio of managed assets. This position will ensure that the physical aspects of each property within the respective portfolio meet the established standards. The position will work in collaboration with Senior Regional Maintenance Managers and other Regional Maintenance Managers to further enhance and improve the overall portfolio of managed assets.
Responsibilities
- Perform annual inspection for each property within assigned portfolio including preparing a comprehensive report for each inspection.
- Perform safety inspections for each property within assigned portfolio.
- Conduct bid package training
- Assist with property budget preparation including rolling 1-year plan
- Assist sites with REAC/NSPIRE inspection preparation
- Assist in the training of Maintenance Supervisors and other maintenance personnel. Serve in a mentor role to Maintenance Supervisors.
- Assist Regional Property Mangers in maintenance personnel support, staff interviews and discharge.
- Prepare and coordinate bid packages over $5000 as required
- Lay out asphalt
- Perform light surveys
- Assemble and oversee blitz teams as needed
- Conduct acquisition due diligence
- Oversee compliance of elevator maintenance based on annual third-party report
- Assist with the following functions: standards review; 504 requests; large loss insurance claims; capital needs assessments.
- Assist the training department with developing and delivering training as needed.
- Assist site staff with locating contractors and vendors as needed.
- Assist with rehab projects as follows:
- Work with Capital Projects Specialist as needed
- Be trained in unit sign-off and acceptance
- Make weekly site visits during the first four weeks of project followed by biweekly visits for project duration. This may be modified by Capital Projects Specialist and Direct of Maintenance Operations.
- Work with Property Manager and Maintenance Supervisor to help communicate issues with rehab contractor to Capital Projects Specialist.
- Spot check rehab finishes and unit signoffs to verify site team is inspecting the unit to Glick expectations.
- Ensure project schedule is being followed.
- Value engineering as needed
- Attend site meetings including pre-construction, progress, and Housing Authority
Qualifications
- Minimum of three years of progressive maintenance leadership.
- Equivalent combination of training or education to the high school degree level.
- Working knowledge of Property Management Software and MS office Software preferred.
- Must have and maintain a valid Driver’s License.
- Must be available to travel.
- Utilizes strong organizational and problem solving skills.
- Must be able to communicate effectively verbally and in writing.
- Must be able to read and comprehend the English language.
