As a Senior Conceptual Estimator, you will play a crucial role in the early stages of construction projects, focusing on cost estimation and budgeting before detailed designs are finalized and assisting with the preparation of early project schedules. The selected candidate will have a blend of technical expertise, analytical skills, and industry knowledge.

What You’ll Be Doing

Your key responsibilities will include:

  • Preliminary Cost Estimation: Develop early-stage project cost estimates based on limited design information or conceptual plans. Use historical data, industry benchmarks, and experience to predict costs accurately.
  • Feasibility Studies: Evaluate the financial viability of a project. Collaborate with stakeholders to determine whether the project aligns with budgetary and strategic goals.
  • Scope Definition and Validation: Work closely with architects, engineers, and clients to define the project's scope. Ensure that the scope aligns with the budget and project goals.
  • Value Engineering: Identify cost-saving opportunities without compromising project quality or functionality. Suggest alternative materials, methods, or designs to optimize cost efficiency.
  • Collaboration with Stakeholders: Partner with internal and external design teams, trade partners, owners, and project managers to ensure alignment on budgets and expectations. Act as a bridge between the owner, design team, and construction team during early project phases.
  • Risk Assessment: Identify potential cost-related risks early in the project. Develop contingency plans and include allowances in the budget for unknowns.
  • Market Research: Stay updated on labor, material, and equipment costs in the market. Account for economic factors, trends, and fluctuations in pricing.
  • Reporting and Documentation: Prepare detailed cost estimates, reports, and presentations for stakeholders. Document assumptions, exclusions, and methodologies used in cost calculations.

Team Leadership and Oversight

  • Lead or mentor a team of estimators, setting clear goals and expectations. ensuring deadlines and quality benchmarks are consistently met
  • Review and validate team pre-construction estimates for accuracy, consistency, and alignment with company standards.
  • Drive process improvements and implement innovative tools and techniques to enhance team efficiency.

Coaching and Professional Development

  • Train team members in advanced estimating methods, industry-specific considerations, and emerging technologies.
  • Provide ongoing feedback and career development support, fostering a culture of continuous learning and growth.
  • Empower team members to propose innovative solutions and contribute to overall project success.

Preferred Qualifications

  • Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred
  • Minimum 15 years of pre-construction and construction project management, experience
  • Strong knowledge of construction methods, materials, and systems, particularly in Life Sciences, or related industries.
  • Proficiency in estimating software (e.g., PlanSwift, Blue Beam, etc.) and advanced Excel skills.
  • Proven leadership experience in managing and mentoring a team of professionals.
  • Exceptional communication and presentation skills, with the ability to translate technical details into client-friendly language.
  • Strong problem-solving and strategic thinking abilities.
  • Detail-oriented and the ability to multi-task in a fast-paced environment
  • Time management skills and an innate ability to prioritize responsibilities
  • Travel to the client is 5-10% for client site visits to view existing conditions, bid walkthroughs, etc.
