Genesis Properties is recruiting a Regional Maintenance Manager for our Virginia portfolio, based in Richmond. Genesis is a full-service property management company with over 45 years of service in the greater Richmond area. We specialize in historic restorations, renovations, and the development of income restricted properties.

Job Summary :

The Regional Maintenance Manager (RMM) will oversee the maintenance operations and serve as the point person for all the maintenance personnel. The RMM must be willing and able to set a consistent example of leadership skills and demonstrate a professional demeanor and they will participate in the hiring and coaching of all maintenance personnel in their region. The RMM must be technically proficient with a hands-on attitude and possess exceptional leadership and communication skills.

Responsibilities :

v Complete annual maintenance audits.

v Oversight of contractors and recommendations.

v Ensure that the physical condition, appearance, and capital needs of the apartment communities are achieved.

v Ensure Customer Service & Work Orders are completed in a timely fashion.

v Review building systems for proper operations. Ensure all site logs are being kept and are correct.

v Ensure apartment upkeep & unit turnovers are completed to Genesis standards.

v Ensure seasonal maintenance & snow removal is completed in a safe & timely fashion. Act as leader for maintenance staff.

v Participate in hire, fire, and discipline recommendations with Director of Property Management (DPM). Assess, propose, develop, and provide training for maintenance personnel.

v Ensure employee & site safety. Respond to and coordinate efforts in emergency situations on site, such as fires and floods, during and after normal business hours, to Genesis standards and expectations.

v Partner with manager to forecast budgets & financial reviews. Ensure timing of capital projects & completion dates, review 3-bid packages, approve scope of work and assess, analyze, and recommend property projects.

v Assess the potential of new property opportunities. Partner with regional team to recommend action. Review regulatory compliance of these properties. Act as member of the due diligence team with other regional members.

Experience

v Five or more years’ progressive maintenance management responsibility. Prior multi-site management preferred.

v Multifamily apartment experience required.

v Experience with OneSite or other property management accounting software.

v Strong working knowledge with Microsoft Excel, Word, and Outlook.

v Strong working knowledge with smart phones, tablets, and apps process.

v Strong communication skills (both written and verbal / phone) with stakeholders and direct reports.

v Ability to work collaboratively in small teams by offering ideas and identifying issues.

Education / Certificates

v High school diploma or GED equivalent.

v EPA Certification, Type I & II required. Universal Certification is a plus.

v Valid driver’s license required.

Skills, Knowledge & Abilities

v Experience using OneSite or other related property management accounting software.

v Experience using Microsoft Outlook, Word, and Excel.

v Professional verbal and written communication skills.

v Superior customer service skills including the ability to manage difficult customers and / or situations.

v Strong attention to detail, organizational, time-management and problem-solving skills.

v Strong knowledge in the areas of OSHA standards, safety, facilities maintenance, capital improvements and maintenance related purchasing.

v Strong knowledge of plumbing, electrical, mechanical, HVAC, carpentry, fire protection, structural, roofing, concrete, paving, painting, landscaping, and appliance repair work.

v Working knowledge of local, state, and federal laws and regulations, permit processes, and codes.

v Working knowledge of abatement and encapsulation process for hazardous materials

v Working knowledge of multifamily facility management, and the equipment and tools necessary to carry out housekeeping and maintenance functions.

v Ability to develop, comprehend and manage capital budgets.

v Strong leadership and management skills; ability to direct a team and supervise vendors.

v Ability to work a flexible schedule and be reachable on weekends, evenings, and holidays.
