Property Manager for Small Multi-Family Property in Sherman, Texas
Position Overview:
We are seeking a talented, experienced, and bilingual Property Manager to oversee the day-to-day operations of a small multi-family property in Sherman, Texas. The Property Manager will be responsible for maintaining and enhancing the value of the property, ensuring resident satisfaction, and maximizing rental income. This role requires excellent interpersonal skills, strong organizational abilities, and a deep understanding of property management principles.
Key Responsibilities:
1. Resident Relations:
- Act as the primary point of contact for residents, addressing inquiries, concerns, and requests promptly and professionally.
- Conduct prospective resident screenings, lease negotiations, moveins, and moveouts in accordance with company policies and local regulations.
- Implement effective resident retention strategies to minimize vacancies and maximize resident satisfaction.
2. Property Operations:
- Oversee the maintenance and repairs of the property, ensuring a safe, clean, and wellmaintained environment for residents.
- Manage vendor relationships, including obtaining competitive bids for services and overseeing contractor work.
- Regularly inspect the property to identify any maintenance or safety issues and address them in a timely manner.
3. Financial Management:
- Collect and process rental payments, ensuring accuracy and timeliness.
- Prepare and manage the property's budget, monitoring expenses and income to achieve financial goals.
- Implement effective rent collection procedures and pursue collection efforts when necessary.
4. Marketing and Leasing:
- Develop and implement marketing strategies to attract and retain highquality residents.
- Advertise available units, conduct property showings, and screen potential residents.
- Negotiate and execute lease agreements, ensuring compliance with fair housing laws and company policies.
5. Compliance and Reporting:
- Maintain an uptodate knowledge of local, state, and federal regulations pertaining to property management.
- Ensure the property meets all safety, health, and environmental standards.
- Prepare regular reports on property performance, including occupancy rates, financials, and maintenance activities.
Qualifications:
- Proven experience as a Property Manager or similar role.
- Knowledge of property management principles, local regulations, and fair housing laws.
- Strong communication and interpersonal skills, with the ability to interact effectively with residents, vendors, and team members.
- Excellent organizational and time management abilities.
- Proficiency in property management software and MS Office Suite.
- High attention to detail and the ability to handle multiple tasks simultaneously.
- A valid driver's license and reliable transportation.
- Must be able to physically do the job.
