Estimator/Purchasing Coordinator

Job Summary:
Construction Estimator will play a critical role in preparing accurate and competitive estimates for construction projects at Bluewave Builders Inc. This full-time, in-office role focuses on cost management, vendor negotiations, and contract execution, and requires a deep understanding of construction processes, materials, and costs to ensure project success and profitability.
Responsibilities:
- Prepare detailed cost estimates by analyzing project plans, specifications, and relevant documents
- Collaborate with project managers, engineers, and architects to ensure accuracy and feasibility of estimates
- Attend occasional site visits to verify existing conditions
- Solicit and evaluate bids from subcontractors and suppliers
- Identify new subcontractors and suppliers as needed, complete the vendor on-boarding process
- Prepare and present bid proposals to clients, highlighting scope, timelines, and costs
- Monitor market trends, material costs, and labor rates to maintain competitive estimates
- Audit invoices and receipts, maintaining organized records of estimates, bids, and related documentation
- Track and maintain updated budgets as projects progress, ensuring alignment with project goals and financial expectations
- Assist in value engineering efforts to optimize project costs without compromising quality
- Manage materials, fixtures, and finishes by coordinating with project managers and subcontractors to ensure accurate purchases, returns, and invoicing
- Maintain organized records of all project documentation
- Participate in project handoff meetings to ensure a seamless transition from pre-construction to execution
- Additional tasks as needed
Qualifications:
- Experience: 3-5 years of experience as a Construction Estimator, Purchasing Manager, Construction Manager, or similar role. A proven work history of partnering with all organizational levels and collaborating with diverse teams
- Technical Expertise: Proficiency in interpreting construction documents. Solid understanding of civil/site construction, foundation and structural systems, exterior building wall systems, interior finish construction systems, and mechanical and electrical systems, including associated costs
- Skills and Abilities:
- Strong research and quantitative analysis capabilities
- Excellent organizational skills, including planning, follow-ups, problem recognition, and resolution
- Strict attention to detail and the ability to maintain processes and design/document workflows
- Strong negotiation skills and customer service acumen
- Experience with cost control and negotiating
- Ability to work independently and as part of a team
- Communication and Presentation: Public speaking and presentation experience with the ability to clearly convey information to clients, stakeholders, and team members
- Safety and Compliance: Familiarity with OSHA regulations and safe work practices in the construction industry
- Technical Proficiency: Excellent computer skills, including Microsoft Office Suite (especially Excel) and estimating software
