Job Overview
We are seeking a skilled and dedicated Maintenance Technician to join our team. The Apartment Maintenance Technician is responsible for completing all work orders, overseeing any additional help hired, maintaining effective communication with the property manager and tenants, and ensuring that the properties are kept up to code and safe.
Duties
- Prioritize and complete daily work orders as assigned through AppFolio or other means.
- Coordinate with tenants to schedule and perform necessary maintenance tasks.
- Update work order statuses and maintain accurate records in the property management software (AppFolio).
- Retrieve and return lockboxes to the office as needed.
- Be available for on-call duty to handle emergency maintenance requests outside of regular working hours.
- Assist in preparing vacant units for new tenants according to a provided checklist.
- Report any property damages, unauthorized pets, or illegal activity to the property manager promptly.
- Accompany exterminators to enter units if required for pest control services.
- Other Tasks and duties as assigned by management.
Requirements
- The ability to climb stairs, stand for extended periods of time, and safely lift up to 50 lbs.
- Frequent bending and lifting
- Wear required Personal Protective Equipment (PPE) for extended periods of time, including a respirator
- Must possess tools and a vehicle for maintenance work.
- Must have a personal smartphone for communication and job-related purposes.
- Must be available to be on call and work a flexible schedule, including weekends.
- Must be able to travel to Norman for leadership meetings.
Qualifications:
- Education/Experience: Three years of related maintenance experience and/or training is desired. Prior experience with Section 8 inspection repairs is preferred. High school diploma or equivalent is required.
- Computer Skills: Familiar with computers, online property management software (Appfolio preferred), and Google Calendar.
- Problem Solving/Crisis Management: Ability to handle difficult people, work under pressure, meet deadlines, perform multiple tasks simultaneously with interruptions, and make decisions when necessary.
