Our client, a major NYC Real Estate owner/developer with a massive Class-A portfolio, is seeking an Assistant Project Manager to help oversee complex residential construction projects from pre-construction through closeout. The ideal candidate will bring a strong background in residential construction, with demonstrated success managing large-scale capital expenditure (CapEx) projects, adaptive reuse developments, or similarly complex scopes.
Responsibilities:
- Establish, coordinate and meet project schedules
- Prepare project budgets, monitor resources and oversee the allocation of funds according to approved budgets
- Prepare contracts, changes and additions to contractual agreements with architects, engineers, consultants and contractors
- Coordinate & distribute bid documentation; issue RFP’s; schedule scope review meetings with General Contractor (GC) bidders; review bids
- Responsible to oversee consultants and contractors obtain all necessary city agency approvals in timely manner
- Responsible for organizing & chairing pre-bid design meetings and post-award weekly job site meetings
- Estimate time, costs, resources and materials needed to perform a work activity
- Assist with all facets of project close-out, including punch list, equipment commissioning, obtaining TCOs, turnovers to engineering and management teams, archiving of documents, maintenance and warranty manuals, deficiencies, warranty work, and municipal sign-offs
- Prepare status reports on construction progress against estimated budget and schedule
- Coordinate and interact with leasing teams on a daily basis to provide support on pre-leasing activity including budgets, schedules, layouts, and finish options
Qualifications:
- 3 years residential construction management and/or design/architecture experience
- Demonstrated success in managing multiple projects concurrently, while maintaining timelines and budgetary goals.
- Skilled in overseeing vendors and contractors, ensuring adherence to quality standards and project schedules.
- Exceptionally organized and detail-oriented, with a proactive approach to project management.
- Experience with Yardi or comparable project management platforms is preferred.
Salary : $100,000 - $130,000
