Job Summary

The Real Estate Manager role oversees and manages all aspects of real estate transaction services on behalf of the institute, its affiliates, and user groups, monitor internal/external workflow to ensure consistent quality of service and work product and perform advanced transactions as required.

Responsibilities

Job Duty 1 -
Assist unit leadership by managing the delivery of real estate services aligned with the real estate transaction process developed with GT user groups and the Board of Regents with a focus on effective management of real estate functions, contracts and negotiations, and all transaction services required.

Job Duty 2 -
Track and monitor the day-to-day transaction work and workload of team members; coordinate with REDO leadership to ensure tracking and reporting of deliverables

Job Duty 3 -
Provide suggestions and best practices for process and technical improvements relating to the real estate transaction process and Regents policy

Job Duty 4 -
Manage and negotiate advanced transactions including market optimization activities, site identification and selection (procuring rent comps), LOI and lease terms financial analysis of lease terms, rental rate breakdown. Coordination of delivery of the lease abstract summary document after lease completion and collections of excess brokerage commissions. Act as owner's representative, landlord-Institute liaison during any capital projects taking place within national network locations. Ensure all parties are meeting their obligations under the lease terms.

Job Duty 5 -
Provide comprehensive comments to lease documents confirming negotiated business terms, identifying suggested key lease provisions in compliance with GT, Board of Regents standards and industry best practices

Job Duty 6 -
Manage the process for selection of brokers for field office transactions including solicitation of brokerage proposals, review of brokerage proposals, development of proposal summary matrixes for comparative analysis, verification of market brokerage fees and identification/confirmation of any material brokerage conflict of interests

Job Duty 7 -
Manage and coordinate the negotiation of campus and affiliate easement agreements required by utilities and other third parties. Manage and coordinate telecom facility use agreements, i.e. small cell poles and rooftop areas on campus and for affiliates

Job Duty 8 -
Adhere to all state real estate agency requirements

Job Duty 9 -
Perform other job-related duties as assigned

Required Qualifications

Educational Requirements
Bachelor's Degree or an equivalent combination of education and experience

Other Required Qualifications
Required Certifications, Licenses or Permits:
State of Georgia Salesperson's License

Required Experience
Three or more years of job-related experience in Commercial Real Estate with Lease Negotiation is strongly preferred

Knowledge, Skills, & Abilities

ABILITIES
o Ability to manage, review, and coordinate several transactions simultaneously, demonstrated
leadership, self-management, and problem resolution skills

KNOWLEDGE
o Commercial Real Estate; preferably Lease Negotiation
o Solid familiarity with and understanding of lease language and terms, the reconciliation process for
operating expenses, insurance, and real estate taxes

SKILLS
o Excellent interpersonal skills and ability to work in a team environment, Excellent oral and written
communication skills
o Proficiency in all applicable software/hardware applications, including a strong knowledge of
Microsoft Office, CoStar
o Strong financing, budgeting, and pro forma modeling skills

The proposed salary range for this position is between $83,659 - $85,000.
