Key Responsibilities
- Conduct regular property inspections to maintain high standards for grounds, buildings, maintenance needs, and safety protocols.
- Maintain organized and thorough documentation of site visits through detailed reports to ensure administrative efficiency.
- Serve as the primary liaison for tenants, contractors, owners, residents, and township officials, addressing inquiries and nurturing positive relationships.
- Interpret lease agreements and effectively communicate the responsibilities of landlords and tenants to ensure compliance.
- Manage service requests by coordinating with contractors and ensuring their completion to satisfaction.
- Solicit and assess bids for service contracts and projects, making informed recommendations to clients.
- Oversee compliance with contracts, ensuring quality, scope, timing, and pricing align with expectations, delivering maximum value.
- Provide necessary documentation and coordinate inspections in relation to insurance, lenders, and township requirements.
- Oversee construction management services pertaining to building and tenant improvements, including capital expenditures.
- Be available to respond to after-hours emergencies as needed.
- Supervise on-site maintenance personnel to ensure smooth operations.
- Collaborate with accounting staff to produce annual budgets and monthly financial reports for property owners, analyzing cash flow and funding requests.
- Review outstanding receivables, manage default notices, and advise property accountants on tenant payment issues, including assessments for write-offs.
- 2-3 years of experience in Commercial Property Management is essential.
- Must be proficient in MS Office Suite, AppFolio, and other relevant software.
- Demonstrated high level of administrative organization and keen attention to detail.
- Excellent written and verbal communication skills are required.
- Must exhibit responsiveness and adaptability to various situations.
- Ability to work independently, prioritize tasks effectively, and meet deadlines.
- Availability to respond to on-call emergencies within a 45-minute timeframe.
