JANITORIAL JOB DESCRPTION
· Daily Responsibilities – Whatever it takes to maintain a clean and well maintained building at all times.
· Maintain a clean, sanitary and welcoming environment for all residents
· Follow all procedures for maintaining commercial grade flooring in accordance with using appropriate cleaning products and equipment and avoid damage to the flooring.
· Maintain clean building floors, by sweeping, mopping, scrubbing and/or vacuuming them. This includes all common area walkways and hallways. All hallway carpeting must be vacuumed every other day.
· Gather and empty trash daily in the buildings interior and exterior grounds
· Clean, service and supply the common area restrooms, community room and laundry rooms, and clean windows, glass partitions and mirrors using appropriate solvents or cleaners.
· Dust and clean common area furniture, walls, machines and equipment, in the following areas: boiler room, common area restrooms, and the laundry rooms.
· Conduct periodic building inspections and walk throughs daily to remove garbage, debris, and maintain secure locked doors.
· Trash move-out and vacant apartments within 48 hours of unit turnover. Make any and all necessary repairs to complete make a vacant unit for make ready status within 5 days completing trash out.
· Maintain the property’s clean and desirable curb appeal. During the winter months remove snow from the exterior walkway and the rear walkway to the rear parking lot. Place snow and ice melting chemicals such as salt the sidewalks to prevent ice formation and tripping accidents.
· Assist Maintenance with unit turnovers and work order completion.
· Request supplies and equipment needs for cleaning and maintenance to the Site Manager.
· This list is not inclusive, but outlines the daily functions of the cleaning and maintenance tasks at Tria Adelfi, LLC. The maintenance of a clean and sanitary buildings is the primary responsibility of the Janitorial staff.
WORK HOURS: 35 hours per week
SKILLS REQUIREMENT:
· Constant need to accurately communicate with residents, vendors, Maintenace Supervisor, Site Manager and Property Managers
· Basic property maintenance skills in plumbing, carpentry, patching dry wall, hardware, and HVAC a plus.
DRIVING REQUIREMENTS
· Must have a valid driver’s license and reliable vehicle.
· Frequent need (80% TO 100% of the time) to inspect apartments and surrounding grounds and make trips to obtain materials and equipment for the property.

REASONING DEVELOPMENT
HIGH. Must be able to apply principles of logical thinking to define problems, collect pertinent information, establish facts, draw valid conclusions and initiate appropriate course of action. Must effectively convey and communicate ideas, images and goals to the Site Manager and Property Manager.
Job Type: Contract
Pay: $17.00 - $19.00 per hour
Expected hours: 40 per week
